Do owners get notified if you purchase title deeds?

So I’ve just found out that there is something called the update service at the land registry, which updates owners if something happens to their property’s title deeds.

But I wonder, does it notify them if someone orders a copy of the title deeds?!

Rather embarrassingly I ordered a work colleague’s title deeds to their house, and I’d be mortified if it told them I’d ordered it!

The reason I did it is that they’ve been boasting how they were cash buyers without a mortgage for a very expensive property (£4mil)… so I wanted to check if this was true… but it turns out they do have a mortgage…

No I doubt they would be notified but I think you need to question why you felt the need to do this.

No, it doesn't. I have my email stored with the update service for my parents house and recently had to purchase the title deeds- my email address wasn't notified that they had been purchased.

Meh. I've got a friend who will lie about all sorts of things and I've driven myself demented before now trying to ' catch her out'. I haven't told her that I've found out she's lied, I do it for my own (in)sanity. So it's the kind of thing I can easily see myself doing.

I wouldn't worry OP, they won't get a notification.

£3 well spent I'm sure. I'm 99% sure they don't get any notification. I've had to do this for less petty work related means and its never been an issue. Even if they did get a notification, I think gdpr woild prevent your details from being shared.

Ok phew!! I’ve been sweating!!

Sadly it doesn’t say how much the mortgage is, but apparently the niche bank specialises in large (£1mil+) mortgages! So that might be a hint.

How funny Smile. No they don't get notified. Also you can get a copy of someone's will after probate and nobody is notified (as this is often asked on MN)

It tells you who owns the house, whether there is a mortgage on it, how much it was purchased for and whether there are any charges or second mortgages on it.

If there is an outstanding mortgage then the lender will still have a charge registered. It doesn't tell you how much the charge is for just the legal owners names, company names of any charges and the Purchase price and date it was purchased

I used to work for a divorce solicitor and we were firm had to get title deeds, without the other party being notified. Don’t worry, they will not be notified.

I’ve bought them for an old neighbour when we were buying our new build. Helped me negotiate money off from the builder! I’ve also downloaded my Grandads will in case my Aunty was lying about to (she wasn’t). Now got new neighbours and will be downloading theirs when it’s available! Downloaded ours too as needed them for a council grant. I didn’t get an email that I had downloaded ours.

I’ve done it a couple of times myself for legitimate reasons and there has never been a notification. I wouldn’t do it on the grounds you’ve done it though, why do you even care if a property is mortgaged? He may gloat but he’s obviously in a great financial position to be granted that high level of mortgage.
