When should we have a survey done?

In the process of buying another property (selling our current one as well). Just can't remember any of the process from when we bought our current home and don't know when I should be hiring a surveyor for the next property.

We're due to start our mortgage application this week - should we have already had the survey done? I'm starting to panic a bit. Or do we see if our mortgage application is successful first, and then hire a surveyor?

Also, we'll be getting a level 3 survey - what if that survey reveals more renovation work than we anticipated? (It's an older property, built in the 30's, and in need of improvements and modernising). Say we can negotiate a lower price for the house to account for all the extra costs the survey potentially reveals, will we have to make another mortgage application for the adjusted price?

Help much appreciated, feeling quite lost and stressed in this process. Our buyers solicitors are being a nightmare too!

I booked mine in soon after offer accepted and I knew the ball was rollong
I'm not getting a mortgage though this time so might be better to wait until firm offer.

Wait for your mortgage application to go through then book the survey.

We waited for our mortgage to be approved, if it was rejected and we had already forked £600 out for a survey it would have been annoying!

Worth mentioning shop around for your survey. I was quoted as high as £600. As low at £250 and someone at £375 had amazing reviews and did a fabulous job, the report was so thorough.
