Renting out a room

Does anyone rent out a room in their house? If so, do you get an annual gas safety certificate, and an electrical safety report?

Obviously, I don't want to fork out for these if it's not necessary. Our house was all redone, including rewired, less than ten years ago.

Good idea about reporting the page and I'm glad to hear you are happy not to get one. I had to get one (whole flat let) and despite my wiring not being much older than yours, it apparently needed hundreds of pounds worth of remedial work.

Yes, it's so difficult to know whether you are being scammed, or whether it's genuinely necessary work!

I'm in Scotland and there are new rules which cover AirBnB's (fair enough) but also lodgers and house swaps which say that along with the gas safety certificate and compulsory electrical safety certificate, amongst other things you need to submit a fire safety plan to the local Fire and Rescue Service for approval and get your water tested for legionnaires. Goes without saying that we're going to stop renting out our spare room and our local hospital will lose accommodation for visiting medical students.
