wondering if can extend tenancy a few days

Hi all

I'm moving out of my private rented property but not been well this week and last week was so hot in the property (it gets really hot, more than I've known anywhere else). I messaged landlord to ask if a few more days might be ok and made it clear I will work to whatever time frame he wants. No reply.

I've messaged him for the third time today to mention about an appliance that is faulty and whether he wants me to arrange removal. Still no reply.

I've always paid rent on time, am polite, etc. Myself and my child are run down so it would just help to know whether we could take a few more days (which we've offered to pay for, actually I've offered 2 more week's rent even though I won't need that, only a day or two) or not.

I'm not planning on staying overtime if not agreed, I'm more just really anxious that we both won't be well or something and it could set us back. Most of our stuff is being moved tomorrow so everything should go to plan.

Does anyone know what is the most likely scenario should we run into problems with the timing? To be honest the landlord hasn't even agreed the time with me, has only acknowledged the notice letter given (on it I query whether the date should be my rent due date or up to the date that it covers for, ie standing order goes out a few days before rent is due).

Anyone any advice / experience of this stuff. Pretty stressed and doing all this on my own with a child.

Caterina99, thanks for your support, it's been a very anxiety provoking tenancy for all those years. I've not done any damage etc, and I would even be accepting of a no from the landlord, an answer would have just been helpful. But over the years it seems that making people uncertain is the weapon. I should have been much clearer myself, but I assumed there would be communication.

Just to make you aware @TopazQuartz that Shelter are correct and more importantly, trespass is now a criminal offence in some cases since the introduction of the Police, Crime, Sentencing and Courts Act ('PCSAC') last June 2022 meaning it can be punishable by up to 4 months imprisonment and/or a fine of up to £2,500. Prior to PCSAC, trespass was a civil matter but this has now changed.

HedgeHogLurker, I've been thinking the rent due date is the date my standing order goes out. But if it's the date he's supposed to receive the rent then that gives me that little bit of breathing space.

I know the rule was to give notice from rent due date (advice from shelter), well, before rent due date, but I was using my standing order date.

That could help. Thanks for going through it with me, I just wish he'd respond but I'll message later with the plan of action and then at least he'll know what's happening and one of us will have the certainty we need, lol

thanks for that, I'll try and reach shelter again tomorrow as I've just realised my rent due date is 29th, not 27th, that's the standing order date.

I can be out of the property, but I'm just not clear on dates etc and landlord not replying.

Don't have a 15 year old carpet professionally cleaned for goodness sake. It's finished and needs replacing.
