who do I need to look at this issue?

Hi All, I'm just wondering if anyone can advise who it is that I need to contact to sort out a problem in my conservatory.

So we have a leak, but it is coming up through the floor (we had new a lightweight roof and insulated ceiling fitted last year) and only when very heavy rain (which we have just had) it is also coming up through the windowsill on the small side attached to the extension right next to the door (I probably need a diagram) but I think its linked as its around that area on the floor.

Do I need a builder / someone who deals specifically with conservatories / window fitter - I'm not sure who could sort this issue out??? Any advice??? 😁

....you can also see the damage to the floor so I suspect this has been going on a while (way before we moved in!) which is about right considering the state of the rest of the house when we moved in (i.e. nothing fixed / maintained etc) I just don't know where to start 😩

The window looks as if it's in poor condition. Is the water coming through the frame? If so, you need a window fitter.
As for the floor. It looks a big problem. What's the drainage like outside?
If you hadn't spent money on the roof I'd say take it down and put up a better extension. Old conservatories often aren't worth keeping. I once viewed a house where they had built a conservatory over a pond, without draining it.

thanks @Winterisalmostover the windows aren't that bad actually, this one has obviously taken some water damage but otherwise in pretty good shape. Yes, I know what you mean re: knock it down and build extension, but that's not in our budget I'm afraid....

"I once viewed a house where they had built a conservatory over a pond, without draining it" what on earth goes through some people's minds 🙄😨

It's probably one of two things.

The sealant isn't sealing properly, so just scrape out and reapply fresh inside and out. This is either a DIY or handyman job but cheap, items can be got from B&Q.

The new roof/guttering isn't protruding enough to protect the area from heavy rain running down the window in which case you get them back. They will probably argue though so you should try to get video evidence.

Sorry just seen this. I thought the floor damage was because of the window leak, not because it was coming up. That's a drainage problem. Are the downpipes connected to the sewer or do they drain on to the ground? The tip might be buried so don't assume its connected. During normal rain the ground is able to soak it up but during heavy rain it's not quick enough so it floods.

ah this is interesting and makes a bit of sense @NotBotheredAnymore i will investigate.... thanks for the advice Flowers
