Selling - sole agency or 2+ agents?

It is ages since I’ve moved house, so looking for views from people who have sold in the last year or so.

Am about to put my mum’s house on the market. Have 3 different agents booked in next week to come round to inspect/value etc.

I know a lot will depend on their terms, how I feel about them when I meet them, etc.

If you sold recently, did you go sole agency or with 2 or more? Any hints or tips re what swayed your decision?

For those searching Rightmove for properties, does it put you off if you see a property listed with more than one agent?

Things I have checked on the initial phone call is that I get to see photos and description in advance for approval and that they all definitely include floor plan and measurements (have seen on here that people definitely want floor plans!)

I would always go with one. If you go with two, are they quoting a higher commission rate?

Sole agent. Multiple agents always looks a bit desperate to a buyer, and the commission will be much higher.

When I see a house listed with two or more estate agents, rightly or wrongly, it makes me think that the buyer is just desperate to sell. Especially when all the estate agents use the same platforms to sell, right move, zoopla, on the market etc etc.
If it was me selling, I would only go with the one.

Thanks all, much appreciated. That was my thinking re more than one agent, but wanted to sense-check against other views, so am feeling more comfortable with my gut feeling.

I will be making sure that not a single “arty” shot of a sink tap/flowers/bottle of drink/etc is included in the photos 🤣

Sole agency will be cheaper & better. Can’t see the point in multi agency as everyone just looks on Rightmove anyway these days

Sole agency. Don't be persuaded by the agent who thinks they can get the highest price either. In this market you don't want the property sitting around.

Thanks again. I will definitely be put off by any agent pushing a higher price. It’s a lovely little home, but have my realistic hat firmly on. It will benefit both us and any buyer if it’s marketed and sold at a realistic price.

Sole agent. I’m trying to buy atm and more than one agent to me comes across as desperate to sell but also puts me off making an offer as timelines/communication is less clear when there are multiple agents involved. When I make an offer I want to know where I stand and a general idea of what other offers may be - all my favourite estate agents have given some clues on this, whereas if there are 2 agents you’re only getting half the information.

We're on the market currently (Grin it's all a shit show round here in SE London getting some offers but have been as low as 15% knocked off asking price!)
