How do I begin building a house?

I inherited a property with a very large garden. I'd love to build a smaller house in the garden and sell the main house. I have no idea if this is physically/ legally possible.

Who is my first port of call for advise as to whether this is feasible? Builder/council/solicitor/ other???

Probably best to start with a planning consultant.

they will be able to advise you on whether it might be possible, and what you could expect to get planning to build.

Talk to local council planning to check viability.
Need to divide the plot, register new plot and amend existing title with land registry.

Lucky you! I’d love to self-build again. Buy a few of the house building magazines - they have loads of info - but planning consent is definitely the place to start. The local council planning department will have info on how to make first contact with them, but also google local planning consultants. If you know how easy/hard it will be to get consent, and what the local stipulations on size/design/access etc are, it will all flow from there.

As the others have said, planning would be your first stop. Some of the information you can find yourself on the Local Council website but a Planning Consultant would give you a good steer as the plans can often be confusing. I know a good planning consultant who works across the country if you would like their details.
