Just had the email come through to confirm we are happy to exchange.

I feel sick.

New build house ready in September, but what if its not ready? Mortgage offer expires in January, what if its not ready by then? What if I lose my job or partner loses his job? What if we can't pay for solicitors when it comes down to it? What if Mortgage company turns round and says no, we can no longer have mortgage? What if we can't afford the mortgage once we complete?

I'm panicking and don't want to respond to the email.

That's an awful lot of what if's. Are you sure you are really ready to do this?

Absolutely not but don't have a choice really. Rent would cost about £400 more per month, and there isn't really anywhere local to rent.

Why don't you and your partner sit down tonight and make a list of all your concerns. Decide which are the biggest worries and then put plans in place for all of them. You have too much swirling around in your head and need to make sense of things. Only then can you make a decision.

I've moved house 13 times. It's always fraught with what ifs and maybe I shouldn't, but things pan out, you don't have to deal with each of those problems today - only when they arise, and they might well not.

Breathe, relax.

You can deal with any problems and reply to the mail tomorrow.

Exchange is a bit nerve wracking! But, your mortgage lender wouldn't have agreed the mortgage unless they thought you could afford it, they don't want the risk of you not paying! You can get insurance to cover the risk of losing jobs/critical illness/life insurance to cover those 'what ifs', when we arranged our mortgage it was very strongly advised that this was in place from exchange as this is when you are legally locked in to the purchase. With a new build, there should be a 'long stop' date in the contract as the latest the house will be complete. Check if you have that.

Yeah we have had the long stop date, I think it's 6 months. We both have life insurance and I have critical illness cover (DH can't get until next year as still in remission from cancer). Can you get insurance for if you get fired??
