what would you do with this layout?

Hi all

just after some ideas. Would you keep it as is? Or do something different? Fyi our only side access is through the garage so we don’t want to convert that.

some of our ideas:

keep exactly as is

extend kitchen backwards and into utility room and beyond but keeping a passage way through from garage into garden on far left hand side

remove right hand kitchen wall and add doorway from kitchen into utility area. Add wc in utility room.

Cut dining room / reception in half to make cosy snug living room at the front, then take down wall between kitchen and dining room to have a nice size kitchen /diner. French doors in the kitchen as assuming they lead into the garden. Re purpose the utility room to incorporate a downstairs loo & additional storage. If you only need the garage for storage, cut it in half to make another reception room or childrens playroom and have the door leading from the kitchen or the hallway - whichever side you decide to use as the room. Stud walls are cheap as chips but the room will add value and more liveable space.

And sorry I’m assuming there’s a door in the side of the garage for the side access?

And I’d leave the garage as is. Handy for storage and doesn’t mess with your access to the garden.

Yes, this is pretty much what I'd do.

we only have access to the rear through the kitchen and it's not ideal. Through the utility is better so I wouldn't want to mess with that.

As pp have said. Make a front room and a kitchen diner, or open it out into one big living space. It's a good size utility and I wouldn't get rid of it. A great space for washing, boots etc.

This. The toilet would go wherever the plumbing and drainage made most sense. Either in the window "alcove" (in which case you'd need a glass door to the garden to allow light into the utility) or the bottom left of the utility.

Potentially, you could shorten the garage and extend the utility. I'm thinking of doing this with mine at the moment.

I'd do the same as @SoupDragon

If the budget was high enough I'd use more of the garage for the utility so you could have a toilet and bring the utility door down to the bottom of the wall so you could have an uninterrupted L-shape kitchen in the top corner.

Definitely on board with making garage a big smaller and utility bigger for space for wc. The soil stack runs down to the far left corner of kitchen as it meets utility room anyway.
I do keep my car in garage in winter but I have a car which I am unlikely to keep forever - nothing more modern than my 12 year old car will fit I don’t think. Not much more anyway.

I am a bit tempted to take wall down between kitchen and dining room but not separate out the front room. So keep it all open other than hallway and stairs… reason being - the living dining room is lovely with full length windows/ doors front and back. I also like the idea of being able to chat to guests while I make drinks etc. it’s just me and hubby at home. No one else to need space from. Also saw a new build recently and fell in love with their open plan kitchen, far too expensive to buy the new build but could recreate it a little.

We have a large open plan kitchen, dining, lounge area. It's great for entertaining and we have no folds that open to the garden. It allows light to get to the kitchen which is in the middle of the house and we live it!

You could put doors between the living and open plan kitchen diner for versatility. Maybe pocket sliding doors.

if the soil stack is on that kitchen/utility wall, I'd consider moving the door into the garage along so a toilet would fit to the right of it.
