Hatton or Melton Mowbray

Good afternoon!!!

Hubby and I are looking to buy a property. Given the rise in interest rates, we are now looking at cheaper properties. We currently live in London, are black heritage and have a 9 year old son.

We have seen a property in Hatton ( Derbyshire) and another in Melton Mowbray. Both 3 bedroom.

I would like to seek your opinion on which of these areas are better. I really don't mind either but the property in Hatton is more within our budget.

I need to consider secondary school and football for my son. Apart from that, work is okay as we will be working from home a lot.

We don't have any family in either areas but they are close enough to either side.

Well I don't often see Melton turn up on Mumsnet! It's a local market town to us and I am very fond of it. Seems more going on that Hatton to me although I know Hatton less. Seems more multicultural also although in comparison to London that might not be apparent. Best of Melton is now pedestrianised the city centre is for me. Best cinema ever in the Regal, close to some nice countryside, genuine weekly market but also places closing down and rural poverty. I do like Melton though, there are some lovely bits and I ignore the rest. People are generally nice to each other which counts for a lot I think

Diversity compared to London will definitely be limited. The schools in Melton were always pretty decent though. There are no private options in town so the state schools were pretty socioeconomically diverse rather than having good and sink schools.

I'm probably 10 years out of date though!

What's your budget?

Yes, London is a lot more diverse than any other part of the country. Schools are much more important for me. The previous poster seems to suggest Melton.

Budget wise, £230k would be our max.

I'm in Rutland so just next to Melton. Melton does have a lot of facilities and as other poster said the regal cinema is amazing. You are not too far from Leicester if you need to hit the big shops and the train line is pretty good as it carries on to Birmingham or the other way Peterborough then 45 mins into London. School wise there's a lot of choice - a lot of secondary students do come over to us here in Rutland as we have an outstanding secondary school. The 6th form in Melton fab as well plus the price of housing in Melton is good with a lot of choice. You have lots of things on your doorstep just as twin lakes or come over here to Rutland water

It's in a new estate that I think is quite nice but it's a bit further from amenities than the first two links I posted.

Primary Schools on the other side were maybe marginally better but like I said they are all alright.

It's probably a 35-40 min walk to town centre vs 15-20

I'll just reiterate my disclaimer that my schools info is a good 10-15 years out of date so do look at more recent ofsteads.

Where it says mc Donald's that's the main central area of town, the bit with the circle towards bottom left is the location of the new build the road it's near is a main road that heads out of Melton. The area around there is ok, and a lot of fields

I am also in Rutland but know lovely people in Melton, including some who are involved with Melton Town FC and the children's teams bit of it as well. Super nice, friendly people and always looking for new players.

I know Hatton a bit.

Not exactly a thriving metropolis, but a decent enough place. Train station, couple of pubs and decent chip shop. Domintated by the coffee factory.

It's very close to Tutbury if you want somewhere a bit more scenic.

I would say the crime rate there is very low, but being a small village its probably a bit insular. There are sports clubs there and in Hilton just down the road. You probably need a car to live there, but the train station will take you pretty much anywhere you want, and there is a good bus running from Burton to Derby via Tutbury.

I would say it is neither a scenic "naice" place, nor is it a new build sprawl like the nearby Hilton. What it probably has most going for it is that there are plenty of jobs in the area, so very few people out of work. Burton has a lot of jobs in warehousing, Toyota is just down the A50 and JCB is also very close. A big new site for the free port is going to be built which is within commuting range shortly, and there are really good roads that will take you North, south, east or west. hence the massive amount of warehousing going up in Burton.

Thank you very much as obviously crime rate is important. It also sounds interesting that there seems to be more employment opportunities in Hatton/Hilton area.

I will keep an open mind.
