Ground floor extension

We recently bought a house with the possibility of extending the ground floor (break down the wall between kitchen/dining and extending both rooms beyond where the conservatory currently ends. Also adding a loo. Possibly changing laminate for part of the ground floor (to match the other part which has wood floors)

Wondering what the costs for this sort of reno would involve?

The answer will depend on lots of factors, eg your location, the size of the extension, number of steels required. For the building work (to plaster finish) with glazing, electrics and plumbing, the quotes we’ve seen vary between c£2.2k-£3k per square metre inc VAT (West Midlands based). So flooring, kitchen etc would be on top of that.

Thanks, that really helps to get a ballpark. We are in south London so costs may be higher I expect.

He reckons £50 - £70k, but without knowing the dimensions of your house and not seeing any drawings, it's a very rough ballpark figure.

We didn’t remove any internal walls but did a structurally simple ground floor extension across the width of the house last year to add a kitchen-diner and turned the old kitchen into a utility and downstairs loo. Not a big extension - just under 20 square metres. Cost to a plaster finish was just over £3.3k per square metre plus VAT. We’re SE, not too far from London (commuter belt).

Cost of kitchen, all flooring, appliances, decorating and “stuff we decided to do as it was the right time” (water softener, basic patio) was all on top. And about a third again on top of the cost of the build-plus-VAT. That was using DIY Kitchens, mid range appliances (Bosch), and a couple of decent bits like quartz worktops and Amtico flooring.

Sorry, posted too soon. If you can kee what you do as structurally simple as possible, that will help with costs, eg thinking about where you position the loo in relation to other plumbing and so on.

I'm also in South London (Wimbledon). I did a side return a couple of years ago and it cost approx £4k architect and planning and engineer and £80k for the build (I also added a loo and removed an internal wall which needed steel). That cost included my kitchen (howdens) and floor and glass doors. Hope this helps! I used home tales for design and build and they were excellent. They gave me a price breakdown before beginning. good luck x
