Property market waiting room!

Pull a chair out guys, get comfy and bring a flask of tea or something stronger 😂 We may be here for a while 😂 Welcome to the property market of 2023! If you’re struggling to sell or trying to buy, let’s support and encourage people here. ☺️ I’m 6 weeks in to trying to sell my property with absolutely no joy as yet! Competitively priced for what it is and someone could happily move in and not have to do a thing apart from put there furniture where they want it and decide how they would like to decorate it once they’ve settled. I’ve had 4 viewings and 3 offers from buyers who aren’t in a position to buy just yet. The other viewer wanted a larger bathroom 😅 (floor plans are on my advert) I think they just wanted some renovation ideas lol. I’m selling to relocate for work in to a smaller property but I just don’t seem to be having any luck 😓 I’m in the north west and I live in a desirable little cul-de-sac in a pretty little village but the market just seems to be dead 😳 All I hear is crickets? Can anyone relate? 😞

If 3 out of the 4 who viewed offered then I imagine you will get a sale soon, just have to be patient, a proceedable buyer will come along. 6 weeks is not that long in a slowing market. Although property seems to be selling quickly where I am in Scotland.

Popcornshovel · 18/06/2023 16:11

@Scotsgirl001 yes im hopeful that it won’t be much longer 🤞🏼 I need to be relocated ideally for December, January at the latest. It feels like so long away but the time will fly by. I tried to sell my property at the end of 21 in to 2022 and I was bombarded with offers and viewings so I only have that for comparison, and that didn’t end up happening so here I am trying again 🙃 are you currently on the market?

I’ve sold and looking to buy, but with increase in interest rates I’m getting cold feet 🫤 good luck, I’m sure it will all work out for you x

3 offers out of 4 viewings seems like a really healthy interest to me in the current market, especially in a village. You can't compare the current situation with the last time you tried to sell when the market was bonkers. Things have done a complete 180 since then.

We need to buy a bungalow due to dh worsening mobility. We've kept on eye on any coming up for over a year and finally found one we could afford. Had our offer accepted even though ours hasn't sold. We had one viewer but location wasn't right (we're in a village with poor buses about 3 miles from town). Not desperate timewise but so few bungalows come up in our price range I really don't want to miss this one.

Waiting for exchange & completion, supposed to be actually moving on Monday. Someone's solicitor further down the chain has lost a piece of paper...& We can't complete without it. Driving me insane

Hi,

new to the market. One week tomorrow. Had 10 viewings, no offers yet. We have 4 bed house (backing onto busy road) and hoping to relocate from Surrey to Suffolk (sell and rent). We 'sold' last year had one open day, two offers. Buyer pulled out a few days before exchange.
I'm already fed up. Three kids in the house, we had builder here for three months prior to this (he worked an hour or two a day), so poor them didn't have much access to toys etc. Now declutted, so ditto 🙈

ivfbabymomma1 · 26/07/2023 20:11

After 8 long months we are due ti complete on Tuesday!! (Exchange last week)

It was a nightmare, 4 sales feel through in the process so hang in there!!!

AshRJ · 15/09/2023 22:29

Ditto on trying to sell.. we have a 3 bed house in East Acton, West London. We had 5 sales fall through last one almost a month ago. The excuses people use are ridiculous to not follow through, one wanted the contents free.. one dragged it along and then wanted £80k off the agreed price because apparently the house was flooded and rotted but wouldn’t share the survey with anyone.. including his solicitor.. Challenge is when a sale falls through you’ve lost 3-4months. We ended up moving to Kent so house is now vacant and back on market. It’s such a worry as you wonder if people think there’s something wrong with it, instead of thinking maybe they had crappy potential buyers.

it’s driving me nuts.. so completely understand!

Such a difficult market atm. So many people sitting on the fence watching, how the market reacts to interest rate rises & COL.

We started the process in summer ‘20 moved at the beginning of ‘21. Big downsize and relocation for us. The market was moving but not crazy at that time.

My friend is trying to move now, similar situation to you OP had a low offer which wasn’t acceptable, a couple of viewers that loved her house, which is gorgeous, but they are yet to sell theirs. Very frustrating.

Wishing all the best for those trying to move atm, it’s very stressful, good luck.

romatheroamer · 16/09/2023 18:04

I'm always intrigued by people who've been allowed to view let alone had offers accepted when they're not even on the market. I've seen two in the area I want to move to plus others now under offer but presumably not worth enquiring when not ready to out mine on market.

AshRJ · 16/09/2023 21:19

@romatheroamer I think because EAs are now having to work for it, they don’t bother checking. It’s not the feedback I’ve gotten but I do wonder if the initial two that fell through where people who had yet to sell.. as there reasons for not following through months down the line where ‘changed mind’ but wonder if it should have been ‘overestimated our ability to sell and borrowing potential’..
