I know it depends on many things, but just wondered if you have had an extension recently, could you share the cost please?

We have seen a house we love, but it needs front and back full width extension, with walls moving internally. We are North West. We would have around £100k if we got a reasonable price for our house.

We will get it costed, but having seen it today I'm eager to have an idea. Thank you 😊

Planners are generally not keen on front extensions, have other houses in the street recently done what you would like to do?

Who knows without knowing sizes, whether there are drains in the way, whether you’d want to knock out supporting walls, whether it’s one or two storey, flat or sloped roof, types of doors and windows etc. But very very roughly £3k a square metre plus vat. That’s before internal finishes.

Hi, yes almost all of them have so we thought we'd be pretty safe asking for planning permission?

We are very new to this though so any advice appreciated 😊

It's only lower lever too.

I do appreciate that, just interested to know what people have paid - we are excited about it and haven't been about any other house we've seen.

If it needs extending on 3 sides it will likely be cheaper to just find a house that is big enough to start with .

100k probably enough to do an internal refurb and one extension. I think you may struggle to do two extensions and internal works for 100k.

3k per sqm plus vat is what we paid for our extension finished in March. Flooring included but no new kitchen/bathroom, no steel, no structural work to the existing house.

I'd say it's not enough at current material prices. We're in the throes of a single storey wrap around extension in the midlands and it will be £130k excl the kitchen but including a new boiler, flooring and under floor heating. But that is just the back of the house and no internal rejigging

Thank you. We could look at doing it in two stages, but I guess that will depend on whether that could be done without ruining what have been done in the first stage.

A colleague borrowed £50k for a single storey extension, he was adamant that it would cost no more than that, the cheapest quote he's had so far is £75k without the kitchen fittings and bathroom suite.

We are in the North West, recently had an extension and paid over £3k per square metre and that was one of the cheaper quotes! Where exactly are you?

Liverpool. So it would be c.3k psm plus all fixtures and fittings. Thank you, that's very useful.

To the poster who suggested just buying a bigger house, I agree! We've looked at houses that are completely finished and beautiful, but they all had compromises - the potential of this one has none, just whether we can afford the work.

I hated the house we bought but we couldn't find anything over the 18 months, we were looking that matched our requirements so DH persuaded me, we could make it perfect and he was right! It did cost more in renovations/extensions than the house but so worth it.

We have just had one that was just a rear extension, no sides, plus downstairs toilet. Total excluding kitchen was approx £75k plus VAT. We did the decorating ourselves to save £3k and paid seperately for the flooring (£5k including fitting). We are in the south West.

Our build will be £2.7k/sqm (inc VAT) without flooring and new kitchen. We’re based in the West Mids. We picked slightly fancier glazing so could have got to about £2.4/sqm if not. That was the second cheapest quote we had.

We’re going with JMcCBuild, who are based in south Birmingham.

The lowest quote we had was from Chosen Building Contractors, based in Shirley. They did a lovely job on a friend’s extension and we were hoping to go with them. But the owner ghosted me after sending over the quote so I gave up! I think he’s mega busy (no wonder, as his quote was very reasonable - c£2.5k/sqm including the nice glazing we want - though that was in November).

Maybe take a look at modular extensions? They seem to work out more cost effective than traditional builds, plus on-site disruption is lessened slightly as the frames are constructed off-site.

Thank you. I will have a look at them. I need to do a bit of re-planning as quotes so far are over budget.
