Hello! We viewed a house recently and really like it. However the big problem is the kitchen…it’s just too small to be a proper kitchen dining living space, which is a big ‘want’, probably the biggest! Right now it’s just a kitchen diner. The area marked ‘utility’ is really just a kind of passageway to the outside, with a washing machine in it. The utility is looked into by the kitchen window (the utility and three bedrooms beyond were a further extension to the already extended kitchen). Obvious solution is to just extend the kitchen properly to incorporate the existing utility room space….but then you are down a utility room. Other idea was to make the back three bedrooms the kitchen and the current kitchen a master….but then that’s a long walk from front door to kitchen at back of house…I want to make this work but feel I’m missing a golden ticket solution…we do NOT need 5 bedrooms (though would be nice) but DO want a separate utility, and to maintain 2 bathrooms of some kind…help!

Axing the second bedroom will be the cheapest way to achieve what you want

  • Block off current exits from kitchen to create square room. This will allow units along back wall and block off current windows to utility to create another long run of cabinets.
  • Create a door between kitchen and utility (could be a concealed one that looks like a kitchen cabinet) and extend the utility in line with hot press
  • Knock down wall between kitchen and bedroom creating room for large island and dining table. Bedroom door is now main entrance to kitchen diner
  • big bifold doors from old bedroom, or if you can afford it a set of doors around the corner

Would be amazing

I like the idea of combining the back 3 bedrooms into one big room. New back door down the side of the house. New bedroom where old kitchen utility is with en-suite rejigged for that bedroom.
Utility wall as previously suggested.

Additionally if budget allowed you could knock both bedroom walls down creating a massive kitchen / lounge diner and use the living room into a snug

The original walls are probably all brick and support ones.

Wow you lot, I’m so impressed with all these ideas and really thankful for the time you’ve taken!! Going into the lounge an idea I hadn’t thought of! I should probably point out that at the bedroom between kitchen and lounge isn’t massive…think single bed as opposed to double bed…would that yield enough space? However I do now love the idea
of that bedroom door being the kitchen door, feels like a slightly more natural place to enter the kitchen….and I have always wanted a corner window, this would be my excuse to get one!!!

You ideally would want width of 3m but a bit smaller could work, particularly if you open up the doorway to double wide to give more space to flow around.
Most tables are 0.8m wide and you would need 0.8m per side minimum so 2.4m would be the smallest that would be comfortable.

Yes indeedy, the spare room dimensions are 3.35m x 2.69m (11' 0" x 8' 10")

Isn’t it just?! I’m usually more of a lurker but I have been so heartened by all the responses to this and it’s really given me confidence that there are SO many ways to get this house to do what we need! ❤️ thank you EVERYONE!! X

2.69m totally works!
I've just measured the space my dining table has and it's 2.7m.
Pic attached to help you visualise; it's 2.7m between the wall on the left and the bifold.
Really glad you're excited about the house. It looks like a great floor plan with lots of potential

I love looking at floor plans and imagining what I would do with them- in another life I might have been an architect.

It would help in that space to have an extra wide doorway from the hallway to the dining area like this (Pinterest pic, sadly not my house 😂)

I have a large dining table in a similar space but the bench fits under the table and the table is against the wall so a 4 seater for every day use - 6 seater for family dinners and it extends to 8/10 seats at Christmas -

This adds space around the right side for walking round etc

Knock utility wall down to extend the kitchen dining space.

move utility to bedroom.

put new wall in to close off extended kitchen dining space.

put whatever variety of French doors, folding doors you like to the outside of kitchen/diner.

Hi all! Thought I’d update here what we did in the end as you all were so helpful! In the end, we did break through that ‘spare’ room into the kitchen to become our dining area. Incorporated some of the old utility space into the kitchen too, kept half for utility (entrance from back hallway). Build took 8 weeks and we love it!! Very crappy edit to floor plan here and some pics whichninjope
will make it more obvious! As for the entrance to the kitchen, went with PP’s idea to not have it as a door but a wide opening! Love it
