Should I ask for the home report value to be decreased? (Scotland)

I know it’s probably not the norm!

Selling my 2 bedroom flat in Edinburgh. I actually only bought it last June - home report value in March 2022 was £245k and I paid £256k.

Flat the exact same directly upstairs from me sold for £263k in May.

There are two other flats on just now - similar to mine but different layouts/parts of the development. One has a home report value of £245k and the other £255k.

Surveyor has valued mine at £260k - which is fab but I’m worried it’s too high! I would be happy with £260k/£265k so I don’t want to put people off 😬 I’m moving to a new build so in no hurry to move but still don’t want to be on the market for ages!

You can just sell for under home report value surely? Home report isn't the price you have to charge.

Yeah I get that. I just wonder if people would be put off if they look at the home report value and expect to then add a percentage on to it, especially when there are cheaper flats more or less the same literally opposite me.

Ah. I think it'll be fine, as long as you're starting from the 'right' figure. I mostly just use home report value to check we aren't paying miles above worth. We sold a house recently for under home report value, and the higher home report figure didn't seem to put people off offering what they thought it was worth.

The advice we got recently was get the HR value as high as the surveyor will go and then do offers over a figure below that. We are selling in Edinburgh at the moment, a one bed, HR is £160k and we are o/o £150k. It's about right or maybe slightly toppy (it needs some modernising).

It's still a relatively brisk market in Edinburgh at the moment but not quite as busy as it was this time last year for example.
