Viewing Properties - owner present

I am in the process of helping to get my mum’s property ready to go on the market. Have done a full decluttering, garden tidied, fences painted, summer bedding in pots etc. Now at the stage of being almost ready to get agents round to value, quote fees etc.

My slight concern is around viewings from potential buyers. Have seen people on here saying how they hate it when the owner is present (EA doing the actual viewing, but owner in the property).

Mum has mobility problems, so cannot just leave the house on here own - and I can’t guarantee that I can always be available to go over there and take her out.

Has anyone else sold with this sort of situation? Any hints/tips as to how to make viewings comfortable for prospective buyers, but also not to make things to difficult for my mum?

We recently sold Mum's house and it was a two up two down so not a lot of room. She was there reading in the corner during viewings but I had briefed the agent and because she was very elderly she was left alone.

The only problem I have had when viewing properties with owners present was when they walked around with me and peered over my shoulder. If they are just sat somewhere and say 'give us a shout if you have any questions' it's actually helpful.

I also actually find it useful to get straight answers rather than and estate agent sales pitch when I ask questions.

Owners have almost always been present when I've viewed properties as they are still living there? What's the problem? I don't see one at all. X

I broke my hip shortly after putting my flat on the market. I had a few viewings when I could not go out but could hobble round the house with crutches. Viewers were warned beforehand plus I made a point of apologising and saying to them that I would give them space so would go in different rooms to them. It seemed fine. Some people sought me out to ask questions, some didn't. I sold at asking price.

I like to meet the owner. I hate glib estate agent speak. Ideally its good to have agent and owner.

In Sussex we were always shown round by owners only exception being empty property where the owners had died.

I think agent and owners present is the most awkward of the options. Surely it should be one of the other.
