How long did it take you to sell your house in 2023?

I’ve been online for 4 weeks. I’ve had 2 offers from people who aren’t in a position to buy but on PB app they claim they are. 😩 So frustrating. My home is ready for someone to move in and just do the cosmetic decor changes. Fully extended 1930’s semi in beautiful condition priced cheaper than others in the local area but still sat on RM 🥹 Anyone feeling so deflated?

Move Agents immediately purple bricks are an Absolute fucking nightmare to deal with. There is a reason why agents charge for their service. They are providing you with a service.

@3BSHKATS you’re spot on. The only reason I’m with this shocking EA is because we paid for the package last year and the market went crazy we lost out on 2 purchases and decided to take a hiatus until now. We didn’t realise that PB were as bad as they are as the market last year was absolutely a sellers market and we had no problem at all securing buyers. But I have 2 EA coming end of this week to value and try and get the best sale fees as possible 🤞🏼 Then we will make the switch. It’s been hard getting DH onboard with this as we lost so much last year with surveyor costs on 2 properties and also solicitors fees and the £1k to PB it was almost £4K for nothing 😩 so he was digging his heels in saying no. I told him if we don’t switch EA then we have no hope of selling and relocating.

The system of selling in the UK is an absolute farce. I said on another thread that my action plan strategy whatever you want to call it. It was to buy a cheap house pay it off. Keep it, save another deposit buy another house, and honestly, it’s the only way I can cope with the whole palaver.

Seven months now. One offer but chain broke down. Lots of interest recently but nobody who can proceed. Not one of the keen viewers has their house on the market. Two are considering selling to buy mine. It's a ridiculous state of affairs. I'd never go near PB and shopped around for lowest EA fees.

We put our house on the market last October. Couldn’t do it earlier in the year due to DH’s health issues which is the primary reason we are moving to a lower maintenance property. We did not get a reasonable offer ( ie not more than 20% off the asking price) until April. That was full asking price but fell through due to sudden family bereavement and we have now accepted an offer 8% off the asking price. Fingers crossed.

Our house is definitely a 'niche' house. Listed, conservation area, World Heritage Zone, 500 years old and on a high street (albeit a small one), and very large. We thought it would take at least six months to sell, but we had an asking price offer within 2 weeks (non proceedable), and at 9 weeks another non proceedable asking price offer. One day after this, cash buyer asking price offer (solicitors instructed, etc, but still terrified it'll all go tits up!) We are in Shropshire. Not what we were expecting, so don't give up hope! 6 weeks. Had around 30 viewings and a number of offers from non proceedable buyers. 3 offers from ftbs or cash buyers. Accepted offer 5k under asking.

We are in the same boat as you, were on about 3 months last year before Truss did her thing. During which time PB tromped everyone through regardless of their sold status. An absolute nightmare. We took a hiatus until March when we gave it another go again with PB (because wed already paid). We sold within 6 weeks BUT as soon as that sale is agreed they are gone completely. I hear off my vendors estate agent weekly and am basically acting as estate agent for my own property, chasing people and having agent complain at me. I have no support and noone looking out for us, our timelines. We are making it work and hope to exchange this month but I wouldn't recommend PB to anyone ever and wouldn't like to buy through them either! Good luck x

Just make sure you know pb terms of changing agents. There’s usually a term about people they have already introduced. A friend changed agents and ended up selling to a person who’d previously viewed with 1st agent, the first agent sued the friend.

We changed agents when my mum’s house sale collapsed in May. It certainly wasn’t the agents fault though. I just couldn’t cope with doing the viewings so we moved from an online agent to a local. Luckily the work we’d being doing meant the value went up enough to cover any losses. However we’ve had to stay strong, there’s 3 houses on the same street up for sale all different sizes but one collapsed a few days before exchanged, the owner panicked and reduced it by 16% to try and rescue their chain. We’ve been lucky as my mum’s house is a lot bigger and has new bathroom and kitchen but it still meant having to put up with cf offers. One was so cheeky I refused a 2nd viewing. It’s a stressful time, but my mum’s also had covid for the first time and other medical issues. Took about 6 weeks to get a suitable offer but won’t get any hopes up until the contracts are signed.

Hopefully you’ll find an agent that can find you the perfect buyer. Good luck with it all.
