Refusing to allow valuation

Hi everyone. I'll try to keep it brief 🙈 I left my husband four years ago and the divorce is now going through. He refuses to communicate with me in any way. I left him in the marital home which was bought outright by us both . He has left the house become uninhabitable. As part of my financial statement application to sort the finances I have been advised I MUST get it valued. He has changed the locks so I do not have access. I have emailed asking for a key and stating once it's valued I will give it straight back but he ignores my emails. I've just asked on FB if anyone can recommend a locksmith and someone has told him. He's just rung our daughter saying he will 'strangle' me if I go near and if I take a locksmith he will 'smash their face in'. Can anyone offer advice? Would an estate agent value it from outside?

Ring the police and get them to attend with you and the locksmith and a valuer.
The alternative is to go back to court and apply for an order allowing the valuation.
You need legal advice.

It’s your house. You are legally entitled to access the property, so get a locksmith and get him/her to change the locks. You can provide your ex with a key if required. Don’t ask on Facebook or anywhere else - you are only alerting him to your actions. Just google locksmiths in your area. If he attacks you or the locksmith call the police.

You can get an estate agent to do a desktop valuation. We had one done last year on my mum’s house.

You should be reporting the threats to the police. If you own it, you have right of access

I had already asked him to provide a key and told him if he hadn't responded by yesterday I would be forced to get a locksmith but I didn't want to. So I wasn't concerned about alerting him tbh. I'm trying to keep everything as open and honest as possible but he's proving to be incredibly aggressive.

Report the threats to the police. If you have any male friends willing to go with you and a locksmith I would let him take the opportunity to be aggressive. Be prepared to call the police on him and get him arrested. It is your house you are legally entitled to enter.
