No Garden access - summer house

Hi, has anyone had experience of adding a conservatory or summerhouse in a garden where the only access is through the house and down the stairs?!

Currently looking at purchasing a house and have seen one that I think we could make work but would want to either extend the conservatory or add a home garden office. Trouble is its a 3 storey house and the only access to the garden is through the basement level of the house. Is this even possible?

Bearing in mind that budget is an issue - would you even do this?

What is either side / behind the house? Could you get in another way?

You say extend the conservatory so I presume it already has one in situ? How could you get materials delivered, could they be craned over at the back? No side access at all? We had a garden office built a couple of years back, the installers used our side gate for access, it’s only a small path, about a meter wide, that was ok. Difficult to give advice without seeing it, is there a link?

Hi,

So, no side access, no back access. Its a terrace house so gardens each side and then other gardens at the bottom (if that makes sense). Its also a 3 storey with houses either side so I can't see a crane working. It's right in the middle of about 15 houses so I can't see me getting permission from everyone to come through theirs...

Yes, it does actually have a conservatory/ sun room there - no idea how they managed it, I can only assume its mostly brick and the materials were brought through bit by bit?

Anything is possible but it will inevitably cost more if you have to get materials craned over or you have to restrict the choice of materials to ensure that they can be carried through the house and you will limit your pool of builders willing to take on an awkward job.

I bet there is access across the back of all the houses like old terraced houses. It's just over time people will have blocked it off.

Sounds like the only option will be to take material’s through the house unfortunately not ideal in a townhouse I know.

When we had work done on the rear of a house with a similar set up, we had to get scaffolding up and over the roof and then down the back. Materials were winched up and over, or occasionally taken through the ground floor (not basement) back windows onto the scaffolding there. Obviously that amount of scaffolding was fairly expensive.

Have you checked there is no right of access via neighbours' gardens. That is common in terraced houses.

How many gardens until a side access? We negotiated lifting the fence next door as they had side access
