Best areas to live in London

Hello people, I need advice. I am about to relocate back to London. I am about to start a family. Please I have narrowed down my areas interest to these 4 neighbourhoods. Please choose 2 in order of preference. Budget is not a problem. Mostly interested in parks, schools and high street.

  1. Hampstead
  2. Primrose hill
  3. Holland Park
  4. Chelsea. Thanks...

They’re all lovely areas will multi million pound property. If you’re rich enough to live in any of them I’m sure you’ll have a perfectly marvellous life in any location.

All these areas tick all your boxes. Personally I’d choose Hampstead due to the Heath- it really is wonderful and the green spaces around the other areas don’t compare. But obviously it’s not the most central.

What a dilemma 😀 I’d choose Hampstead every time but you won’t get anything spacious for less that 2 million at least. I know as I am always playing fantasy lottery win!

Hampstead or Primrose Hill. I personally find Holland Park soulless and not a big fan of Chelsea.

Where do you need to commute to?
Hampstead if working from home/retired/too rich to care
otherwise Primrose Hill then Chelsea.

Hampstead. The rest aren't even in the same league, as far as I'm concerned!

I grew up in Hampstead, I don't live in London now but I'd only move back if I could afford Hampstead and I can't!

Those places are all nice, but so expensive their communities are largely some or (or all) of super rich, foreign and old.

Personally, if budget was no object, I'd live a more middle class area, which will have a more downtoearth community feel, more interesting high street, better state school options. So the likes of Crouch End, Queens Park, Herne Hill.

I would, however, use my budget to buy a £3m house and what I've saved as compared to Chelsea on little pad in Tuscany.

Primrose Hill then Hampstead (north London all the way). There are lots of empty properties bought as investments though so I’d worry a bit about finding the right sort of community…

Well I LOVE Chelsea and would move there in a nano second if I had the money. My daughter goes to Francis Holland Sloane Sq (it's actually in Belgravia) and I have serious house envy whenever I'm in the area (we live in Wimbledon, also a nice area, but in Zone 3). I'd recommend that school by the way (all girls, from reception through A levels). It was named Independent Secondary School of the Year by The Times this year. [Redacted by MNHQ]
Anyway houses are generally not huge and have a few levels. Or a mansion flat which can be very big but service charges are steep. I am not as familiar with the other areas but I think the houses can be bigger more north.

Or just put your own pool in the garden in Chelsea.
Only Chelsea and possibly Holland Park is town- no-one want to live in the burbs

I don't think someone with an unlimited budget is going to be looking at state school options (I wouldn't).

I would probably say Primrose Hill.

I live in muswell hill and if money was no object I would still live here. I find it so much more friendly than Hampstead which i find a bit cold. Personally Chelsea doesn't appeal at all but who cares what random people think...

Most of London has mixed communities. Primrose Hill certainly isn't exclusively comprised of the super-rich, and there are thriving family events there, so definitely not old. Foreign...yes, probably the majority of people here have some overseas connection, but are still resident here for the majority of the time There are lots of cheaper flats there, including estates that are still council-owned, and there are enough residents there who struggle financially for there to be demand for a community market (all produce is free) and community cafe (pay what you can). There's a great community feel in the area with a well-attended community centre (runs lots of children's activities, yoga and choir), volunteer-run library, and annual festival with dog show (this weekend), local walks.

While the bigger houses in PH cost millions, cheaper flats in the area can be £800k for a 3 bed so still within reach of very ordinary families. The local primary school has 34% of children on free school meals.

Having said that, I would probably go west to Chelsea or Holland Park if not restricted by budget or commute. The private school options in that area are better than North London imo.
