Inherited a flat - disrepair claim and rtm

I've recently inherited a flat. I'm struggling with my grief and trying to get to grips with what I need to do.

Probate has been granted, and I'm keen to get the flat on the market so that I can distribute to the beneficiaries (of which I am one).

However, there are a number of disputes rumbling on - largely centred around service fees, major works and rtm. While I want the leaseholders to be happy in their homes, I'm also keen for things to be resolved quickly - not least because it's costing me money to keep hold of the property and I can't afford to keep it going indefinitely.

So my questions are:
The other leaseholders are putting together a claim against the freeholder re disrepair. I've said that I don't want to be included in this.

They are also pursuing rtm. I'm not hugely fussed about the rtm as I don't plan on owning it long term but would it impact sent future buyer?

I don't want to be involved in the complaint - I don't think their claim is strong enough. The freeholder has already committed to completing major works and the costs seem reasonable to me.

When I come to sell do I need to declare that they are doing the rtm and claim for disrepair if I've opted out?
And if I opt out of the process, I think they will still go ahead but will it slow things down? Am I better to be involved even though I disagree to try to speed up the process.

I just want everything to completed as quickly and as easily as possible.

Sorry very long and rambling but does anyone have any advice?

Disputes like this take a long time to resolve and will likely halt any sale. Are they happy for that to happen?

I would support rtm since this would be of benefit to future buyers.

Speak to a competent auctioneer

Op have you inherited the whole flat or is it for all the beneficiaries of the will?
