House sale not showing on Zoopla?

Asking this because I'm a nosy neighbour!

The house next door was sold 5 years ago and it's been rented out ever since. When I look it up on Zoopla under House Prices, it says the last time it was sold was 20 years ago.

Under Listing History, I can see when it was advertised for sale 5 years ago, and the subsequent rental listing.

Why isn't the 2018 sale price showing?

I could be totally wrong but I think BTL selling prices don't appear on these sites like residential purchases do.

Not on Rightmove either, I'm thinking that the sale was not registered with the Land Registry, but don't know why that would be the case?

@Proudofitbabe there are other BTL properties on the road that are showing, it's just this one

Did it definitely sell? Maybe the original sellers took it off the market and are renting it out?

You can request that the price isn't made public knowledge. The solicitors just have to tick a box when completing paperwork.

@Proudofitbabe it definitely sold as I knew the previous owners and have met the current owner.

If I had known we could do that, then I would have done it. Just for privacy.

A BTL owner might not want their tenants knowing the price and estimating the mortgage.

You can see what price the house was listed at, just not the price paid

You can check directly on the Land Registry, if the price isn’t there, it isn’t anywhere.

Why are you so invested in finding out what the property sold for? If you’re trying to compare it against what yours would be worth, it would be a waste of time because the housing market has changed drastically since 2018…
You could always bring it up in conversation and ask them… worst they can say… ‘it’s none of your business’ ….

I'm just being nosey - house prices on my road can be quite weird - some have been really under asking price while others have been over. They don't come up for sale very often so it's interesting when they do.

Tone honest I'm more intrigued about why the house sale isn't listed with the Land Registry than how much it actually sold for.

It doesn’t have to be publicly revealed. Just ask the Land Registry and they will given you a copy of the title deeds for around £3.
