House on dual carriageway - it's a no, right?

I really like the look of this house (some redecoration aside) and it's a good amount of space for the money.

But it's right on a busy dual carriageway. Traffic goes at 70mph along it and there are accidents pretty regularly due to a lot of the junctions not having flyovers (so people have to cross lanes and/or slow right down to turn on and off).

So it's not just the traffic noise and pollution but also the danger of getting to/from the house!

I need to discount it don't I? Or is it worth a look?

The reason it’s good value is because of the road.
Maybe go and park on the little road and observe the noise and see how it feels.

You could go and view it and see if it’s noisy inside, but then you’ll be comparing the size of it to the other houses you look at.

I wouldn’t necessarily discount it if the price and everything else is right. Just go in with eyes open and don’t under estimate the noise from nighttime roadworks. We had weeks of it outside ours once. It made me murderous.

Well I wouldn’t. But if it a compromise you don’t mind making then you should get a bargain. Would be hard to sell on though.

Well if you are used to living on a big road in a big city it might seem quiet

the road will mean you get a lot for your money

You will never be able to sit peacefully in your garden.
Think pollution!
Think resale value if you have to move.
It’s discounted/good price for a reason.

In laws live close to there, so familiar with the road no way would I touch it.

Also how far is to a point you can turn around eg you can only access going south to north but what if leaving the house you want to go south?

I know it's a cliché but you really do get used to it and tune it out after a while. I live right next to a busy stretch of A38. It's just part of the background noise now.

Depends on how popular the area is and how hard it is to move there.

I was desperate once that I was considering one on a dual carriageway with a petrol station right next to it. It sold quickly, without a price drop.

But if stuff doesn't go like hot cakes in the area, consider how hard it will be to sell.

Just pulling out of your house could be a daily nightmare.

You're right about the size thing! That's the risk I guess.

Also think of when you want the windows open in summer. Constant traffic noise and pollution in your house.

It's a lovely house but that road is way too close . There's not even any screening to the road .

It's not a great road is it.

You can go south from there if you're feeling brave - there's a gap in the central reservation opposite. Otherwise it's not too far up to a bigger turning (a minute or so) but that would mean U turning somewhere off that turn then crossing the A90 to make a right turn. The nearest flyover to safely get you southbound is quite a way up, probably 5-10 mins away. I would mostly be going south so that is a good point.

It's rural yet near Dundee. But it's not the only house like that about.
