House renovations/extension where to start

Hi everyone.
Our house is desperately needing renovations but we would also like to extend the property. It has a garage/ outhouse that would be brought down and replaced for the double extension. Our problem is the bathroom and kitchen are not in a good condition and we also need the property re-wiring.
Do we get the house rewired then get the renovations done everywhere except the bathroom and kitchen, which will form part of the extension and then get the work done on the kitchen/bathroom extension later or do we do everything together?
We will be living in the property when the work is done but have options to move out and live with family for a week or so.
Just don’t know where to start and am very overwhelmed by it all. I’m confident we will get a mortgage to get the work done (we own the property outright) and planning permission shouldn’t be a problem. All the other properties in the street have had the same planning permission approved and completed.

Serial renovator here.

Rewiring first, because that could be a safety issue. Make sure you have plenty of sockets ( too many is not enough, usually) . Think about lighting, do you want wall lights anywhere. Two way switches in any room with more than one exit.

Can you do a bit of cosmetic work on the kitchen and bathroom? A lick of paint, a new ( cheap) worktop, changing taps can make a big difference. Make the house liveable before you start on a big project, give yourself time to get to know it, and work out what you really want.

We are doing the same sort of work. Personally we have done the rewiring first. It makes a huge mess of the walls and floors so then we have plastered the upstairs where needed, and are decorating this. We'll then have a nice clean area to live in while the downstairs extension is being done. We also are doing one bathroom upstairs now so we have a really nice bathroom to retreat to.

Our kitchen is dire, but we're holding off doing anything until our extension starts. It'll have taken about eight months by the time we get to start our extension however, with waiting for planning, building regs, party wall agreement and the two months notice needed etc.

The builder has assured us that when the time comes to do the extension, he can plasterboard off the kitchen and dining room from the rest of the house so the dust won't impact too much. We will essentially be living in a flat for three months or so (just the upstairs) with a makeshift kitchen.

Thank you so much for the brilliant advice. It feels like a massive upheaval but I really can’t keep putting it off. I’ll be calling an electrician next week to get the ball rolling.
