Mulling over plans. Hoping to get the downstairs sorted at some point. Attached is plan. The hob is in a stupid place, I know. But I'm not sure on kitchen configuration.

I personally would much rather have a kitchen diner than a kitchen lounge combo. From a resale value I think most people would agree. Is it possible to move the separating wall further towards the back of the house and swap the dining room for the lounge?

I don’t think the lounge in the kitchen works too well. I’d put the lounge where the dining room is, and then have a dining and family room in the big area.

Just seen it. The dining is actually going to be lounge number 1. The idea is to put table area in bottom left facing the garden. Second living area where sofas are illustrated. It's the weird kitchen space I'm not sure of. I like the storage/pantry area but worry it makes the space 'bitty.'

Sorry posted too soon. Look into taking the wall down between lounge 2 and the old kitchen to create a large open plan space

I would definitely have front room as a sitting room rather than what looks like a second dining space.

I'd not have that weird pantry corner. Looks awkward. I'd see if I could close it off and have that as my utility room then turn what you've got as utility into a proper boot room/cloakroom.

I'd put a u shaped kitchen where the sofas are with an island and hob facing out and block off that door. The area along side the windows would be ideal for a dining table with room for a couch if wanted. That way you're looking into the room and part of whatever is going on. I'd keep the pantry to store lesser used items.

I'd prefer the utility room closer to the back door as well if possible

Obviously I don't want to work today 😂 but how about this for an idea?

  • move hob closer to sink/rest of kitchen
  • knock down dead wall/widen space between kitchen and diner
  • is that where you're planning to move the dining table?
  • add some extra storage in kitchen bit - like where hob originally was/maybe some shelving alongside what's left of the partition wall?

I'd have the living at the front of the house, as a separate room (where your dining room is now, maybe make it slightly bigger moving the dividing wall a few feet back.

And the have a large kitchen / dining room. I'd have units along the right hand side, as you look at the plans, the back wall and left, so it's a U shape. Take out the short wall in the middle, so it's a real large kitchen, and put a dining table where your lounge is on the plans

Exactly what I was thinking.

Kitchen, diner open living.

Then separate living area/ snug.

Then you'd have much more scope for moving the hob from a random place Grin

I would personally move the kitchen along the whole of the wall + put in an island (highlighted in the light turquoise). I would then put a dresser where the dead wall space is (again highlighted in blue). The island could double as informal eating space and then you could actually put a sofa/seating area in. With this configuration I think you would find that unless you were entertaining you wouldn't use the front room at all so it could be either formal sitting room or formal dining room.
This would give you a fantastic kitchen with loads of space to fit in some great extras eg wine cooler etc and would make better use of the space.

I’d block off the pantry area and have that as the utility. It’s better located there as you can carry washing outside to be dried more easily. You can extend the space back into where the bathroom is now. Then shift the bathroom to where you have the utility on the plan.

Put the living room at the front room.

Kitchen in the middle of the big space with a peninsula and bar stools with a view of the garden.

Large dining table at the side and there would still be space for an informal sofa on the left (not drawn)

S would be a study space (ie a desk for paperwork etc ) and storage space.

@Freshair1 Looks like you have an exciting time ahead. I can't figure out how to amend the pic but basically what @parietal has done but I would block off the door from the hall into that top end of the kitchen and make a complete U shape with the gap next to the hall wall in the middle of the plan.

I would locate the hob to the left hand side as you look at the plan and make the bottom of the U kitchen have a deeper worktop for both breakfast bar seating plus a great place to put all dishes from the table when clearing the table. But the seats on the other side of the breakfast bar to Parietal's drawing.

Completely agree with putting the dining table in front of the windows and view to the garden and also a small sofa against the wall on the left again for garden views.

I would swap (drains permitting) the utility with the shower room. You don't want people walking through the utility to get the the loo. Also does it need to be a shower room? Are you lacking bathrooms upstairs? Surely you would get more use out of a utility on a daily basis than the shower is what I am thinking.

I think a small desk is a great idea too. I would probably wall in the pantry area too so it hides things away and looks a bit more streamlined although it could also feel narrow at that point. There are no measurements on the plan so I cannot tell how big that area is.

It's very bitty and looks cramped walking into the room. Can the wall come down where the sofa is?
Also is there a reason why you have such a large bathroom and tiny utility? I had a small utility in my last house- you just end up with washing in the family room!

I would put the kitchen where the sofas are, move the sofas by the doors and have some sort of corner dining area where your kitchen currently is.

I think I'd put the bathroom where the utility is marked, and then a utility where the bathroom and pantry are marked - with no access between the two.

Hob absolutely needs a new home.
