Unfair charges when leaving rental property

Anyone know if there’s still any law firms England offering a free 1-1 session for half an hour (re deposit disputes/landlord legalities etc)

Tried Shelter (repeatedly couldn’t get through), CAB and Community Law for advice already but need a direct 1-1 with lawyer ideally…in England.

Definitely try to rental despite scheme for this one, it is what they're there for.

Then tell him to take you to court and possibly be prepared to represent yourselves. Gather any evidence of you informing him of repairs needed and him not responding.

Are you sure it's the LL?

The rental I left last year tried to charge me for many silly things, including a dirty garage door that needed cleaning. The garage door was filthy when I took the property on, but wasn't part of the agents inventory.

I disputed this, and other charges. The LL contacted me, apologised for an over zealous agent and dropped all the charges.

Thank you again for clarification- I will hold off forking out for solicitors even though the agent told me yesterday the landlord will ‘ Definitely be taking us to court even if we dispute it through the TDS; and because the small courts claim has more significance than the tds our appeal through the TDS will be meaningless’- to quote them on the phone today when I asked about the original photos and inventory. So one sided

There's quite a lot of bluffing going on here, and they are very much trying to steam roller you into paying up before it goes to court.

But my response to this all would be "I'm disputing via the scheme; if you wish to take me to court I'll see you there"

I live abroad. Every renter here has Public Liability insurance. This also covers accidental damage to rental properties ( not fair wear and tear).
Any claims like this go to the insurance company. Landlords cannot try it on.

Small claims will laugh them out of court with no photographs and no inventory.

Small claims will also not take kindly to them refusing to put anything in writing either.
