Both houses are in a good area, and both three bed Edwardian terraces but can’t decide which

House A
3 double beds
Garden
new sash windows
1 windowless bathroom
terrible parking
needs updating decor and kitchen

House B
2 double and a single bed
beautiful original features apart from awful fireplaces and windows that don’t open
upstairs bath and downstairs shower
utility room
original conservatory
no garden
On street parking

TBH, neither of them. "Terrible parking" rules the first out for me and "no garden" rules out the second.

  • who will be living there?
  • do you have money/inclination to do work?
  • is having nearby parking important?
  • do you want/need outside space?

How many of you will be living in the house?

Could you afford window repairs for house B? Is parking a huge deal breaker for you. Ie do you need the car close?

focus on the things you can change (decor, features,) vs the things you can't (no garden, no parking)

Both these houses have deal breakers for me (no garden & no parking).

If either are deal breakers for you, I'd keep looking.

What are your needs from a house? Who will live there?

Windowless bathroom

All of those would rule out both houses for me, as they're my non-negotiables. You need to think about what compromises you are prepared to accept, and move forward on that basis.

People always come on these threads and say no parking is a deal breaker. I think it depends massively on where you live - in London refusing anything without private parking would massively limit your options unless you have a huge budget.
When you say no garden for number 2, do you mean no outside space at all? If so I'd go for 1. If it is just a lack of lawn etc less clear cut.
The double v single 3rd bedroom depends what it will be used for

Honestly neither. No garden would be a dealbreaker, as would a windowless bathroom and terrible parking.

I would never buy a house in a million years with no parking or on street parking.

And a windowless bathroom? Is there any ventilation?

If parking is truly terrible and you use a car regularly it would be a constant nuisance. On street parking in itself wouldn't put me off.
A Windowless bathroom and/ or no garden would both be n on n negotiables for me.
