Would you rather a ground floor bedroom or an extra living room?

We have an extra room on the ground floor that can be used as an additional living room or a bedroom. (See the lower right corner of the attached photo). On the upper floor, we have 3 bedrooms (2 double and 1 single) and a master bathroom.

What would you prefer to use the space for if it was your house?

If I sold this house as a 4 bedroom (3 upstairs), would you consider it so?

when we were looking for a 4 bed it really fucked me off when houses were desrcibed as 4 bed but were actually 3 bed with the dining room or something marketed as a bedroom.
Gernerally people who want a 4 bed want 4 proper bedrooms plus plenty of living space.
So we bought a 4 bed with 4 beds and a bathroom upstairs plus a lounge/diner, kitchen, sun room and a study and downstairs bathroom.

I would not have bought a '4 bed' house where the living space was all in one room!

You can leave the garage I think as handy for storage for you. In future if you need to or sell it is easier enough to convert at a later date to become an actual room. Ie if someone wants separate office plus living room downstairs

It's generally just a way to get into the higher price bracket if being listed but I avoid any house that has been listed as 4 bed due to 2 living rooms as I worry that they will be a greedy vendor.

If it was mine I'd definitely use it as another living space, because I don't like open plan. I'd probably put a sofa bed in so it could be used as a spare bedroom if necessary.
