Anyone had 'cheeky' offer accepted recently?

I am viewing a house next on South Coast, believe it is overpriced at £340, same 3 beds on the next street sold for £310 last year at the peak, and then £300 and £267 in 2021.

All were very modern, new kitchens and bathrooms and my house is ok but slightly dated, though has large garden..currently tenanted and landlord keen to sell.

I am hoping to make an offer that could be viewed as cheeky but given how long it's been on the market is conservative but not cheeky.

Interested to hear if anyone done similar, am FTB so don't want to get a rep for silly offers but £340 way too much

People saying they got 20k knocked off doesn't tell anyone anything. basically £20k off a £900k house is nothing but £20k off a £120k terrace is a decent amount off. Percentages is what matters.

Lots of overpriced houses sitting on the market where I am in the south east. Many of them were bought a year or so ago at the peak or else during the stamp duty holiday.

Every day I get alerts about more and more of them being reduced.

I'd go in with what you think it's worth and leave it at that.

Given that the tenants are still in the house, I would be weary and offer low, as you could have trouble with them leaving. Have they been given notice? Is the landlord serious about selling or just having a punt to see what he can get?
You could find yourself having to fork out lots of money for short term accommodation if things go wrong.

The ones up for sale quickly after the last purchase tend to be smaller victorian terraces/cottages near the station (commuter train). I'm guessing they were bought by couples who moved out of London predominantly and now find that they either want to move back to London or want something bigger if they're starting a family.

They have picked the wrong time for a quick tun-around I think.
