My kitchen is falling apart it must be 40 years old paying huge rent should my landlord fix it ?

My Contract says they have to decorate every 5 years but my kitchen is from the 90s. The LL should fix anything that is dangerous, anything else would be at their discretion for example he replaced the glass in the conservatory as it had gone milky. It wasn't DANGEROUS just unsightly. That was at the letting agents request.

If it's actually falling to pieces and you can't use it (doors falling off, cupboards falling down) then they should fix it.

The fact it's 40 years old is irrelevant, they don't have to do anything just because it is old.

Thank you for your replies…. My kitchen isn’t really unsightly it’s just old and yes dangerous a door has just fallen off from the top unit. No I haven’t asked yet I just really wanted to who is responsible as it’s becoming hard to use and I can’t buy all new kitchen units for a flat that will never be mine.

Write to them and say it's no longer fit for purpose and would they consider updating it.

It will be an inconvenience for you so suggest that you are happy with the upheaval for the works to go ahead.

It might put the rent up though so be aware of that.

It is up to them to repair them and make them safe. They are not obligated to buy a new kitchen though.

I don’t think it needs a new kitchen I am just unclear about who is responsible for it.

The landlord is responsible for it, nobody else would be .

If its managed then you contact the LA and if it isn't then you contact the LL direct.

Long as its made safe and useable, the kitchen won't need replacing.

Let your LL or EA know and take it from there.
