Me and DH put an offer in on a property last week. House has been on the market since end of last year, reduced twice and they've only had 1 other offer as far as we can tell which was from a non-proceedable buyer. We are cash buyers.
Asking price is £550k. We offered £530k which was a flat no. EA said the vendor was looking for an offer 'in the region of £540k', so we offered £540k as our best and final offer on Friday with the condition that if they accept they take it off the market. We've heard nothing since. I'm under the impression they need to move for work but have yet to find somewhere so surely our offer as cash buyers and immediately proceedable but flexible is an attractive one? We don't get the impression there is much other interest/viewings.
How long would you expect to keep an offer like this on the table? DH is feeling a bit miffed as they came back within the hour to reject our opening offer and they've had all weekend to think about it. He wants to say the offer is there til COP Wednesday then walk away. I'm not sure if that is cutting our nose off to spite our face- I've suggested we keep looking but leave our offer on the table?
Thoughts? It's almost the perfect house for us, ticks nearly every box and nothing else that fits our criteria has come up within the last 3 weeks.
