Presenting a house for sale

I know the basics on how to present a house for sale - clean, no clutter, tidy garden etc, but I was wondering if anyone has any other helpful tips? Things you like or don't like to see in the sale photos or in person during a viewing?

Will be my first time selling a house so I have no previous experience to work with.

I always snag before going on the market. Do a deep clean, then go round and touch up scuff marks on paintwork, clean the door handles and light switches, dust the skirtings, try to get doors to close properly. Oh and clean electric flexes , dust seems to love them.

you don’t think you notice, but subconsciously the eye picks it up.

I hid my smartmeter in case viewers thought the house was expensive to run (tbf, my son had been home and he likes a tropical-like temperature so gas consumption was higher than normal). When I was viewing properties, scented candles did make me suspicious that they were being used to cover damp smells.

I hate artificial scents so no scented candles or air fresheners here, and the loo seat is always down!

Should I replace family photos with art prints? I read online that some people don't like seeing personal photos when viewing houses.
