First time buyer here, what would be a normal price to pay for a level 2 survey? The property has recently (in the last 2 years) been rewired but the wiring is behind trunking not in the walls, would you get an electrical survey too in this case if not what do I need to ask for relating to electrical safety?

So the owners didn't want to pay for the electrician to drill into the walls and then have to use a plasterer.

Btw if you google "survey cost [area name]" surveyors should come up and you can get an approximate cost.

Your mortgage company as they do a valuation may offer you the chance to upgrade survey. However try to find out what surveyors they use.

If it helps, I am paying £785 inc VAT for a Level 2 on a 4 bedroom detached house.

We had another quote which was £795 plus VAT.

I managed to get both quotes within a few hours by making an enquiry on the website.

North of England, between a 3 and 5 bed, £400-500. I have been quoted as much as £800 though.

Surveys also depend on the value of the house. If above 500k, expect to pay more.

No to electrics. The vendor should have paperwork each time electrics are done which your conveyancer will ask for when they fill out a form which includes asking when electrics were last tested. If in doubt, ask again at another viewing if the electrician issued certificates when they updated the electrics.

You need to allow up to 2 weeks for a survey date and up to 10 days for the report to be issued.

Try to get your surveyor via the RICs website so you can be sure they know what they are doing.
