Just make sure you’re aware of what is going on with them, I’d be hesitant paying them money/instructing them at the moment until it resolves or settles, if it indeed does.

Better to suck it up & pay 12k to get your house sold & to completion - selling it is only half the battle.
750k house is worth spending 12k to sell at the best price.

Haggle! Play them off against each other! They want your house to sell. I’ve never paid more than 1% on any house I’ve sold, I refuse to.

It varies from area to area. You may say you would never pay more than 1% but sometimes you have to. In central London, for example.

We put our property on with Purple Bricks a couple of years ago, we were initially impressed with the first agent but after we signed up the next we knew he had left the company and the person who took over from him was dire. Utterly clueless.
We had few to no viewings as they gave us no advice about pricing, they put it on for whatever we said, even though it was too high and they must have known that. Appointments were not kept and photos, taken by the agent, were awful.
In short, they couldn't give a monkeys, the agent was incredibly hard to contact and was generally useless when I did manage to get hold of them. I complained and that was that.
We then put it on with an estate agency, and yes, they charged more but they were professional and efficient, arranged for a real photographer who took lovely photos, advised us on a reasonable price to ask, quickly arranged several viewings and it sold fast. For slightly above the asking price too.
For us, it was worth paying to have a hassle free sale.

Better to pay 1% and sell, if you are serious about moving, than to have to pay whether you sell or not via PB. I had two friends who chose PB, neither of them sold, we chose a local, high street EA whilst I wouldn’t have said they were amazing, as such, but they did sell our house, which is what we employed their services to do.

I used Purple Bricks this year, found it so much better than the hight Street agent experience I had two years ago. The high street agent was a slimy, conniving liar.

I did the photos myself with PB, all the viewings and enquiries were through me and the house sold for a strong price and the buyers are great, it's been a much less stressful experience and I've saved £3k!

I guess that's definitely the better option.
We'd just have to put it on at the top end of the estimates we've got and hope it sells for that, because otherwise we wouldn't have enough to move.

Once tried to view somewhere through them and it didn't happen, I was waiting for 30 minutes and when I eventually spoke to them they said they couldn't make it. Ridiculous business model - obviously some people in the setup will be good at their jobs but an awful lot won't be so the bad experiences will stack up.

My seller has used Strike. They have been fine-ish, although a little unprofessional at times.
That said, I've come across some very average high street estate agents too. It's worth asking for recommendations.

When we bought, it was through YOPA who were dreadful. The local guy was uncontactable at all times! In the end I phoned YOPA head office and reported him as a missing person! Surprisingly he did call me back then!
Now we are buying for an elderly parent and if a property is on with PB or YOPA we just ignore it! Wouldn't even bother!
