Would you buy a house with a holiday let?

Looking between two houses, in a very popular seaside town in Devon. We are downsizing for retirement.

Property A) 2/3 Bedroom House & 1 Bedroom Holiday Rental
Property B) 4 Bedroom House

Property A) Is dated and would need a lot of work. Current fixtures etc are cheap. Think tiled carpet, cheap bathroom.
Property B) Is done up, high quality fittings.

Both properties are exactly the same price.

Didn't plan on buying somewhere with a holiday rental, but could be a useful additional source of income. Although in 10 years time when DH is nearing 90, I would be left alone to sort the flat.

Just because it's listed as a holiday let you're not obligated to actually let it out! I if we're me I'd think it would be nice to have guests but let them have their own space - although be wary of cheeky fuckers using you for free holidays!

In Scotland holiday let licences are now a thing and every council can charge their own rate.

We are changing to long term renters for our previous holiday let.

We don't want to sell the property and don't have a mortgage to worry about.

Taking into account your husband’s age, I would say B.

Enjoy your retirement in a home that needs no work. I wouldn’t want to take on the work of getting A up to scratch and then the hassle of running the holiday let.

If you don’t need the money, I can’t understand taking on the stress of renovations and letting.

Have you not seen the threads on here re holiday rentals. Half of them complaining that things aren’t up to scratch. The other half complaining about the messy/rude/destructive clients. Don’t waste your time trying to please potential guests whilst tearing your hair out at some who do stay.

Take the house that needs no work and enjoy your time making the most of your surroundings and places to visit, things to do etc. Much nicer than thinking about what laundry needs doing and what crockery needs replacing.

your DH is 80 and you’re possibly a similar age. Do you really want to spend your time coordinating a renovation and then running a holiday let?

more money isn’t necessarily nice, quality of life is more important - if you’re retiring and your husband is 80 ish, don’t you just want to enjoy yourselves?

This. Not worth the hassle unless you need the money. I would never have a rental for the same reason

I would get a 3 bed house, one guest room is enough. A 4 bed is hardly downsizing if its just two of you, keep the extra cash if you are concerned. Enjoy yourselves!
