How long would a level 2 home buyer report take

My buyers have a home buyer report/survey on our house on Tuesday which is fine. We have a 3 bed 1970s semi - garage is a downstairs bedroom.

How long would you think the surveyor will be here for? All 3 of my children have autism - thankfully 2 will be out all day but one will be home when the surveyor comes so going to leave husband to deal with surveyor whilst I take my son out but just wondering how long I need to plan for as sitting in a coffee shop may wear a bit thin after an hour

Our buyers are having one tomorrow and we were told 1.5-2 hours.

I had my buyer do one on my 3 bed semi 2 weeks ago, it took 3 hours. They take photos of lots of things, check the loft and the roof, damp check walls and every nook and cranny got scrutinised. They even checked the width between banisters etc

I'd find something more than just a visit to a coffee shop to do.

I'm just feeling overwhelmed with it all. I feel like my house needs to be absolutely perfect and have spent most of the day cleaning already with more to do tomorrow as well. My house is in good condition, we have really looked after it and maintained it but this is just making me feel so blooming anxious. My buyers house is in not the best condition at all so I'm worried about their buyer doing a report as that will be sure but then the asking price reflects that. We've still had no update when our survey on the house we are buying will be done as think the seller is stalking that even though the house is empty.

Your house absolutly doesn't need to be perfect for the surveyor. They are trained to look at property size and condition and location, not if the carpet has been vacuumed or if there are dishes in the sink.

I had a level 2 report done recently and it took about 2 hours, of which the first hour was outside.

The surveyor who did the report on the property we're purchasing has done a more thorough job and I assume took longer.

I wouldn't worry about the house being perfect, they're not looking at that.
