Ever had an offer rejected then accepted

Has anyone ever had a rejection then an acceptance? Probably just gutted and clutching at straws lol. Drawn out process and then rejected today. So fed up with this moving malarkey. Waited 2 weeks, offered over at what thought was reasonable based on research and house has gone to a 'friend'? Grr I'm so tired of it all.

2 weeks in is not very far in. If it's a vendor's friend buying it, I'd guess it's less likely to come back on the market than otherwise.

Yes. Sale fell through and it came back to us. (Then our purchase fell through because the survey findings were terrible so we pulled out.)

Yes, but I told them to poke it. They had been v greedy and tried to get a full £30k above the street price (for a small 3rd storey £95k flat). When they came back 2 months later and offered it to me at £95k I said no and bought a bigger flat at £105k with a huge roof terrace instead.

Yes happened to me once. We had both offered the same asking but they went with other buyer as they said there chain was better. Chain then broke so they came back to me. Unfortunately I had already offered on another house and paid for a survey. Was gutted as loved the other house more but didn’t want to let my vendor down ( crazy I know ) vendor then pulled out as decided they wanted more money but by then the other house was under offer again. Lesson learnt for me

Yes - was gazumped and when it fell through came back to me but I was committed elsewhere by then.
Another place they had accepted offer, then pulled out due to illness, then came back, but again I had committed elsewhere.
Tell the agent you are still interested if sale falls through.

@BlueMongoose Yes I agree, I think I'm just a bit gutted and clutching.

I feel so fed up of the whole process. It seems to hard to even get to the offer accepted stage never mind the rest.

@instantpotnoodle Oh no, I keep having to pretend that there is all sorts wrong with the one I wanted and that I had a lucky escape.

@PinkFootstool Oh good on you, I love it when people say they ended up finding somewhere nicer.

@mondaytosunday yeah I did but every property I offer on seems to have a 'friend' in the picture which I guess people prefer? Or is it an EA gimmick to say that to soften the blow?

Yes. It was overpriced and we offered £30k below asking price. Roundly rejected.

Three weeks later, EA called, vendors were more realistic about price.

We’d already offered and been accepted elsewhere.

It’s quite possible but to avoid getting your hopes up have you asked the EA how close you were to being the successful bidder? Surely it came down to more than being a friend: chain, price, etc must have factored in. Eg if they only wanted chain free buyers, had offers from a couple of FTB or cash buyers but you’re in a chain then you know that realistically you’re unlikely to get this one.

@Caramelisedbiscuitbutter The estate agent are very opaque to the point where I wondered why I bothered, but I really loved the house so I kept trucking. They just said it was 'a friend'. I bid on another house and they said it went to 'a friend'. So fed up as they have a bit of a stranglehold round here so I'm a bit buggered.

@Dinkler that’s really frustrating! Not something I’ve experienced. Was it the same EA? Do they also market most of the houses in the area?

How long have you been looking for a house? Might be worth changing tack and leaflet drop/ask on local FB groups etc to try and avoid this stranglehold problem?

Yeah they seem to be the main group anyway. It starts to get a bit embarrassing after a while because they must think not this sucker again.

About 10 months now. Not up against a deadline like selling or anything but health issue so need to be in a certain place. I'm surprised at myself I was in tears last night, I don't know what else to do now.

Actually whilst I'm here, how do you stop EA's using your asking price or above offer to sell the property to another potential buyer. I feel this might be the MO of the EA I've used and I'm f*cking fed up of it. Do you all put deadlines on offers?

Yes. Saw the house the day it went on the market. Made a relatively cheeky offer but it was our absolute maximum. It was rejected. Went on holiday. Came back. Got a call to ask if we could increase at all as their circumstances had changed and needed a quick sale. We had no chain and mortgage in place so could move asap but couldn't offer any more so they accepted and we were in within a few weeks.

It’s not something I’ve done but it’s definitely a thing, maybe start another thread to get ideas of how to do it? Ultimately I think people would see it as a compliment!

10 months is a relatively long time to be looking so if you’re up for it, a proactive approach might help get you over the line.

Yes, twice.

First time, they wanted more money. We said no thanks. 6 weeks later they came back to accept our offer, but we’d already found another house by then, so declined. DH really loved the first house and wanted to pull out of the one we were buying. I’m pleased we bought the second house though. The vendor of the first actually ended up selling (to a family at the same school) for quite a bit more than they’d asked from us, but nearly a year later.

The other time, the vendor of a house accepted a tiny bit more than we offered from a buyer in a chain (we were cash buyers and chain free). 4 weeks later the chain collapsed and they came back to us. But we’d already found another bigger house. I’m really glad we didn’t buy the smaller one… we would have had to move again by now (5 years) and we’ve made a lot more money on the house we actually bought and it could be a forever home (so no need to pay stamp duty again etc).

I do think things happen for a reason.

Yes, we made an offer that was rejected and then a couple of months later they came back and accepted it. I don't think they had got any better offers! We'd changed our mind by then and turned them down...

My dd did. The buyers who'd had offer accepted had issues with their mortgage so she got a call a couple of weeks later accepting her offer.

All of your stories are interesting, it's so unpredictable and stressful isn't it. Gah it's such a pain the arse. Wish I didn't have to move.
