Hey

Hope everyone is well

If your renting how much did you have to pay up front wondering the most I would need to save I'm assuming 1.5k?

As I'll be a 1/2 bed

It’s usually 5 weeks rent as a deposit and a month in advance so just over 2 months rent. Depends where you are and the average price of a 1/2 bed flat there.

I paid six months upfront to secure my rental, so it wasn’t given to someone else instead .

My DS lives in an area where rental properties are like hens teeth he’d failed to get anything despite have a 5 year history of never missing a months rent and having an excellent reference from his landlord. He was advised by an estate agent to offer a larger deposit and 6 months rent up front to secure anything. He did this and slightly surprisingly the 6 months up front was declined but not the larger deposit.

Deposit was 5 weeks rent plus the first month rent upfront.

5 weeks rent and a month upfront. So about £2600. That was a number of years ago though.

I’ve rented twice in the last year or so. Both times they required 5 weeks rent as a deposit. Then either 6 months up front or a month up front providing you clear all the financial checks. We offered 6 months up front to speed the process up.

5 weeks rent as a deposit and a month in advance is the minimum you can expect to put down to secure a property. As others have said, it's a Landlords market at the moment and competition in most areas is bonkers.

In my area you'd expect to pay at least £2400 upfront with rent deposit combined for a 2 bedroom property. This needs to be actual cash too (bank transfer/debit card) - credit cards weren't accepted when we secured our current home (2021).

You'll also need confirmation of employment/salary, tenant references and to pass a credit check.

Best of luck, hopefully your area isn't too overwhelmed with rental demand.
