Roof felt replacement

We have had results on a survey of a 1950's property we have had an offer accepted on. It has come back with issues with perished roof felt that needs replacing (it's ripped but 70-80% is still there). It also states that there are no signs of significant distress, distortion or deflection of the roof timbers. To me, this suggests the roof has been coping like this for a long time and is not leaking.
We have gotten a quote of £10,000 to complete the work which is double what we expected!
Anyone had the roof felt on their roof replaced that can offer advice about price or the necessity of it? Lots of contradictory information online. Thanks!

We paid £11,000 for a whole new roof mid 2021. That was battens, felt, all new tiles, facias and guttering and included the scaffolding hire and skip. Detached 3 bed and the garage roof too.

How much of the property is flat roof? I have 70% and part of my insurance conditions is to have a survey every 5 years that confirms no obvious issues with the roof so you may come unstuck if you needed an insurance claim.

I paid £3k I think for a 13*15 approx kitchen roof replacement.

No flat parts of the roof, all pitched. 3 bed end of terrace. I'm concerned we are getting ripped off with that quote.

We paid £4.5k last year for new felt, battens and a system for ventilation under the ridge tiles. They used all the original tiles with a couple of replacements. Large 2 bed in the Midlands (extension didn't need doing).

That’s way too much. You need to get at least 3/4 quotes. We paid £4.5k to re do ours about 6 years ago.

The quote seems excessive. The sensible thing to do is to get another two quote from different roofers.

What is the area of the roof to be refelted?
Does it need scaffolding?

They'll need to scaffold, remove all the existing tiles and battens, then replace the felt with membrane before putting everything back on and mortaring ridge and edge. Some tiles will break in the process, and fire a 1950s house with concrete tires is probably a good idea to renew so the roof lasts another 70 years.

I'm in the same boat, but the roof isn't leaking so living without (or removing the ripped bits) of felt until I can afford a loft extension.

You could do with a top up of loft insulation to modern depth. I'm adding 200mm across the old stuff.

We had a section done so price wise probably isn't very helpful. I mean some roofs don't have felt at all but ours did and I prefer peace of mind. I would stress every time it was windy in case a tile moved and we wouldn't know and then the roof would leak (I can be quite anxious though!)

We had a section replaced- maybe a quarter of a 1960s end of terrace. That was over 2.5 k. The roofer wanted to replace all of it but quote came in just under 10k last year. Since then we've gained another couple of holes in the lining but nothing which, has caused any leaks. Various different roofers quoted, non consistent with how to solve issue. Booked one roofer, he quoted then disappeared. It seems a minefield.

The felt isn't essential it just makes roof leaks less of an issue until they get bad. If there aren't any leaks then you don't need to get the roof refelted at all. I would wait until there are other issues or you have saved up and then get the whole roof redone.
