Cost of taking off render/ repointing

Hi all. We’re due to exchange shortly on a large-ish Edwardian house in London. It’s been rendered all over in a white render, which I’m fairly certain has caused some of the damp patches and is not in a great condition.

Does anyone have recent experience of taking off a whole house’s worth of render, and the cost of repointing? (Appreciate I have no idea of the condition of the bricks underneath).

Take the render off first and see what condition the bricks are in , you might find removing it pulls the faces off the bricks or exposes some alterations or repairs ? Which might mean re rendering is the best/only option?

If it comes off easily with no damage than a quick sandblast and repointed can look excellent.

How big is the house? To repoint our 4000 ish square foot house in lime is costing about 35k

Hi all - yes, we did end up having to rerender as the bricks underneath were in such terrible shape. Removing blown render and rerendering is costing £35k, house is 2.5k square feet, London.

That’s interesting as I’ve been quoted 38,000 to take off all the render on all sides of the house, externally insulate the front of the house and re-render the whole house in a smooth white render.
The house is a 4 bed detached property in Norfolk.
I thought that was really expensive, but now I’m thinking it might be a fair price.
