Offer accepted but house still on Rightmove? Is this normal

Wondering if anyone has experienced this or knows what it means (if anything!)

We offered on a house a couple of weeks ago and sadly they accepted a lower offer from a FTB (we are in a chain). I think they had around 8 offers on the table in the end! It’s been over a week now, and the property is still live on their website and Rightmove…Is this normal? Surely if it hadn’t gone ahead they would have called us?

We would still be interested in the house, the EA knew how interested we were, so not sure if it’s worth a call. We haven’t officially sold yet so ideally I wouldn’t want to call until we have a solid offer! We should be getting one through imminently.

Is it marked as SSTC. or similar on RightMove? If not, and it's showing as still available, phone the agent and ask.

Unfortunately agents quite often leave properties on there as active, to generate more leads in general for the agency.

It would be up to the new buyers to flag this and insist it is taken down.

Or it may be that the vendors are chancing their arm that a better offer (proceed-able) might come in.

Either way, keep ringing and checking in on the property status!

In the past I've known houses not be marked as Under Offer until final confirmation that the sale can go ahead, even after an offer is accepted - eg if there are checks re status to be completed.

Just there and showing as under offer or showing as for sale still?

Our last sale we had our buyers (FTBs) complain via their solicitors that after a few weeks it was still on RM and they thought that meant we weren't serious. Sent a relatively snippy reply via our solicitor that it was showing as under offer, had been for weeks and this was standard practice as we would have expected their solicitor to tell them.

When we sold our house we didn’t mark it as SSTC until the buyer was in receipt of full mortgage offer and confirmed he was happy with the survey. This ended up being about two weeks before exchange so it was still showing as for sale for ages. The agent was advising people phoning up that they were taking names in case the sale fell through but no further viewings. We wanted a back up list just in case as we had offered on our dream house and we’re nervous of anything potentially jeopardising that.

However on our purchase I asked for it to be marked as under offer before we got the survey, which they did, however the house we were buying was much more expensive and therefore the survey/legals were more, so we stood to lose more if we were gazumped.

Same here, when we bought our current house it had been taken off Rightmove before we even got the phone call saying the offer had been accepted!

Are you using the app? I've noticed very occasionally that entries don't get updated on the app even though the website shows under offer/sold/ etc.

I am using the app but also checked on the EAs website and still says it’s for sale.

For my purchase they wouldn't mark it as sold on Rightmove until they have produced a 'memorandum of sales' which was sent to me and my solicitor. It took a while because the vendor took a few days to confirm her solicitor.

I’ve noticed this. I think it’s the vendor or EA hedging their bets.

When you make an offer request the EA ceases marketing; on their website also as some are cheeky and will leave it unmarked as under offer or STC on their site to generate leads/ back ups.

The one I'm buying hasn't been taken down and I've queried it, the agents said they weren't letting anyone else view though - basically using it to generate leads as a PP said.

I was a bit 🤨 so I'm glad to learn that this seems to be a thing now!

This. When we had an offer accepted previously it took 2-3 weeks to do all the admin bits to mark it SSTC.

I moved in last July and it still says SSTC on mine, and so does the house we sold Grin

Some estate agents are known for listing sold properties as available on Rightmove, to fish for buyers.

Is it Dexters? A house near us was For Sale, Sold, To Let, and Let By at the same time...

I have always said the same, but with our current house that wasn't an option, due to courts being involved (un-amicable divorce). We just had to suck it up. For 6 months. And nearly got gazumped at the last minute because of it. It cost us an extra 15k when they decided to go to best and final months in, and then the other party that had jumped in upped their offer after best and final, the shit, but the vendor in charge decided we had waited patiently for months while it went through the courts and had made best and final in good faith and had 'won' it at that point, so sold to us. In a normal sale, I'd want it off the market if my offer had been accepted.

When we sold and bought both our seller and we left the house up but ceased viewings once we had a accepted/been accepted. Our seller marked it as SSTC once our survey was done and we confirmed we would proceed. Our agents advised us to keep it on in case our sale fell through.
