White Goods not Included: Can we get rid?

Moved into a rental property a few years ago. White goods were not included. Landlord told us the property would not come with a fridge or a washing machine etc. When we viewed, the previous tenant had a fridge etc but said it was not theirs. Moved in to property to find washing machine and fridge still in situ and it was listed on the inventory (done by third party).

Having a bad week, and both the washing machine and fridge have conked out. Are we able to bin them? Do we have to leave the one's we buy to replace with?

Soo o want to your landlord or agent.

If they’re on the inventory then they should replace them.

Get in writing if they ok you getting rid and having your own so you’re not expected to leave yours when you leave the property.

Speak to your landlord. Either you replace them and take the new ones with you, or they replace them and you leave them when you move out.

Just replacing them without saying anything risks a claim on your deposit for missing white goods.

If I were you, I'd email the landlord or agent (whoever your usual contact is) and ask them. That way you'll have evidence of their response in the event that you're unexpectedly held liable for the white goods "missing" from the inventory at check-out.

  • there was a fridge and washer left behind which are on the inventory
  • they are not working /broken
  • that as they are on the inventory, the landlord needs to decide if they
a) wish to replace them in which case inventory is updated, or b) need to arrange disposal and you buy your own white goods, in which case the inventory is updated to state there are no white goods.

Get it in writing. Over email or physically updated & signed inventory with new date.

I am a landlord.
I would expect to replace or repair these items (quickly too) unless the tenancy agreement, a copy of which you should have, states it’s down to you to sort out.
Contact your landlord or agent today & stand your ground.

A decent Landlord will sort this out. By law the current faulty goods belong to him (unless there’s an appropriate clause in your agreement saying otherwise ) so don’t go getting rid/dumping in back garden/taking to tip without a conversation and plan of action with landlord or agent.

If landlord gets arsy I think, but not sure, you can charge him for launderette costs.
Give Shelter, the charity, a ring for further advice if you get stuck with a useless Agent of irresponsible landlord.
