House and canal

Hi! I’m looking at buying a house next to a canal. The house backs right onto the canal bank, via a sloping garden. The two path is on the other side.

I’m worried about:

canal flooding,
what is surface water risk and this property/area is high at 3.3% and how can I get more info?
subsidence
general issues on canal side livings, as I’m city suburbia right now.

I bought a house by a canal, I love it. Mine isn’t sloping (it was at some point), it’s stepped with five levels but the area isn’t known for flooding. I’d chat to the neighbours if you can, but I’m sure I got some info on the flood risks (basically slim to none) on the survey.

i find it quite peaceful 95% of the time. In the height of summer there can be people camping or playing music, but it doesn’t bother me too much.

Parents lived with a canal at the bottom of the garden for their entire married life (60+ years) and we lived there for a while after they were gone.
Flooding just does not happen. Canals are manmade and regulate levels.
Smells & rats. Again, just doesn't happen if the canal is in use.
The most noise we ever had was the sound of narrowboats cruising up & down and it was a pleasant (almost relaxing) sound.
The occasional person using the towpath could be annoying but less so than your average footpath. Biggest problem we ever experienced was people walking straight into the garden so a fence & gate was (reluctantly) added in later years.
