Hello,

My partner and I have received a AIP to buy our first house, we have viewed some properties and have put an offer down on one.

I’d really appreciate some advice with anything to do with home buying please. Is there anything that you wish you done? etc.

Use a broker to get your official offer , you are on the right track with the AIP but when they start to scrunch the numbers you can sometimes not quite meet what they need .

Agree with PP - best step you can take at this stage is to get an mortgage advisor ideally independent and whole of market. This is especially important given current climate as rates are likely to fall in the near future, so you don't want to jump straight into a 5 year fix just because it seems like the best deal at the moment. Take advice from the professionals. They'll do most of the leg work for you too which is one less burden to worry about. Although having said all that, you may have used one already for your AIP?

Also, make a 'things to do' checklist, and just add to it over the next few months so that you can tick everything when the time comes - sorting out utilities, listing all contacts you'll need to notify of your change of address, removals and packing materials, that sort of thing. It made life much, much easier last time we moved and wish we had done this when we first bought!
