Which compromise could you live with

I have the choice of 4 potential properties

a) It is ugly outside and by a pylon/high voltage power lines, but the area looks nice and leafy

b) it is in a good area with shops nearby but has potential structural problems and can’t sell to someone who needs a mortgage but none of the other houses look like they are falling down

c) perfect house but 10k to expensive so I would have to make an insulting low offer to the seller

d) good house and affordable but in a terrible area, police raid houses on a regular bases and their is drug dealing going on in broad daylight for all to see.

B) depends on what a survey shows.
C) they are unlikely to accept but worth the offer
D) No. No. No.

I guess the pertinent question is which compromise you could live with.

Personally I’d dismiss D out of hand. I’d need a mortgage so that knocks B out too. I don’t fancy power lines so I’d pass on A. So if I couldn’t find a way to jiggle the finances to get to C I’d just keep looking.

But compromise is a very personal thing and what I’m ok with might not be what you’re ok with.

I’d offer on C and consider A if they say no. B and D sound awful.

£10k under might not be that insulting! What’s the asking price?

C or A. I'd only consider B if I had enough budget to fix the major issues. and it would probably be v hard to get house insurance on that one.

Definitely worth giving C a go. House prices local to me are dropping so no offer is a cheeky one.

If they don't accept then A.

I would consider the rest.

C. House prices are falling in many areas.

Then A, can you make it less ugly in future? Although it may be hard to sell in future depending on how intrusive the pylons are).

C. Definitely worth a try. They might be testing the market or chancing their arm with their price and will be happy to accept your offer or something in between.

C is your only real option here, you won't be happy with the others. There are more than 4 properties in the market at any one time. If you're offer is refused then wait.

C would be my only option.

How long has C been on the market, how much is it and what are the owners circumstances? An offer in this market is not cheeky.

Where I am is tiny less than 35sq m of floor space all in and hardly enough room for a sofa (7sqm lounge) and there are no windows upstairs only skylights and only celestial windows downstairs so it’s really oppressive not being able to see anything outside. It also a very expensive area, so major building alterations are probably not an option.

Give C a try, you never know! After that, it would depend on whether there was anything you could do to the outside of A to improve the look of it as I could probably compromise on the pylons. If there is nothing to be done to improve curb appeal then I would wait. Wouldnt touch D!

Only C or keep looking. There's compromise and then there's making a rash decision and being miserable / unsafe

C , or B may be ok depending on the survey and if you have the cash to do it up . Wouldn’t touch A or D

It's a buyers market. We bought last spring, before prices started falling. We offered £40k below the asking price, and got it for £35k under asking price. That was less than 10% but I think now houses aren't moving. Someone I know has recently put their house on the market for £675k, after 4 weeks have only had one viewing so have dropped the price to £625 k and will probably take a lower offer.

Unless the house is under 100k or been on the market 1 day and under about 200k, it's not that insulting an offer.
If the house has been on the market a bit, give it a go. Nothing to loose.
