Without losing a whole bedroom?

Currently the bathroom is downstairs off the kitchen - so at the very back of the back bedroom

Is there an easy way to add a bathroom on this floor plan?

Depends on sizes but the obvious is something like this. Not well placed for your existing services though.

I think losing a bedroom is the only way looking at the sizes

With adding a loft extension at some point I the future

Maybe like this. Create a little lobby before back bedroom and add a bathroom there. Depends on room dimensions though. That may send up being too small but didn't be much for a toilet and shower.

I think dividing the big bedroom at the front is your best option as suggested by PP. A lot of Victorian terraces are configured like that to get away from a downstairs bathroom. I'd put an ensuite in the loft when you get it done.

Using part of bedroom 1 is going to be your only option I think. Does it need to have a bath or can you manage with just a shower in there? You can make a shower room in a pretty small space with good planning but since even room 1 isn't large that's going to be a pain, it's going to reduce your storage space a lot. The onlyother option is to convert the back bedroom into a bathroom and reduce the house to a 2 bed. Would feel a lot more spacious.

Another way to solve the bathroom/kitchen problem is to move the kitchen into the front room then use the old kitchen as a study
