In the current property climate would you accept an offer under your asking price on the first say on the market?

When my Mum died I inherited her sea front flat in Brighton. I kept it for sentimental reasons but now we want to sell it to get a bigger place in London. Yesterday I put it on the market at £280k today I got an offer at £270k. The buyer cannot offer a penny more and is not in a chain.

Am so tempted to accept as I thought we would really struggle to sell. DH reckons its crazy to take below the asking price on the first day.

What would you do?

The daily express has a big front page saying prices rose in january BUT they are going by asking prices not sold prices.Seriously I sold a lovely flat and was really lucky as the agents said to even get anyone in teh door now it would need to drop 20%!

I had THE conversation with the agent. And he got a bit defensive and slightly aggressive but I ignored it. He went back to the buyer and got another £3k added to the offer. So it was worth it.

I have accepted the new offer on the condition that the survey is done within 10 days and we exchange on April 1st.

Such a relief. I am now immersed in local proprty websites for my part of London so I can see what we can trade up to .

Check when new CGT rules come in - might be beginning of tax year (April 6) rather than 1st...
