Cost of adding second story to Bungalow?

Unfortunately we don't know anyone in the trades who could help estimate the cost or whether it would even be feasible and how much it would cost. We don't want an overly lavish house but maybe an extra 50% for upstairs bedrooms and then a nice large kitchen diner downstairs.

How would I go about estimating the cost for this before buying the house? Could I pay a builder? Does anyone on here have a rough idea of what this sort of thing might cost to do? It is a bit of a strange layout already maybe we could just go up on half of it.

It will depend on the current roof, but aprox. £150-200K. It is an odd layout currently, but perhaps an architect could redesign it.

We were told about 250k when we moved before covid on a similarly sized place, so probably double that now.

I went up into the loft of my L shaped bungalow last year. We only did half of it and it cost £85k.

Are you thinking of making the entirety of your upstairs into a loft conversion or just the central part with storage under the eves?

Wouldn't you need planning permission for something as major as that? I'd want to be very confident it would be granted before committing to a house that basically required building again.

We added a an en-suite bedroom on top of our existing one story extension 2 years ago for €18k (we live in Ireland). Size of the room including the en-suite is 14.5sqm.

We were advised to go for a timber framed extension due to the fact that we didn't know if the foundations would be strong enough to hold another block built story. It meant we didn't have the extra costs and hassles of doing foundation studies. Also, it was cheaper and faster to go for timber frame. We're really happy with it, although it's a small extension it added an extra bedroom and more importantly an upstairs toilet because we previously only had a downstairs one.

Coming on to say about the foundations. They may not be able to take the extra weight. So important to check that before getting your hopes up

We're doing something similar on a bungalow with 137 sqm floor space by adding a full height floor on top. Regarding planning, this actually falls under class AA permitted development, if neighbours don't object. Ours have unfortunately banded together and have objected to every variation of the design on principle, so we're forced to go through full planning application.

In terms of cost, we're looking at £250k (£1800 per sqm) depending on quality of fixtures. Add about £30k more if you want brick and block construction, which will likely require underpinning foundations. We're opting for brick and block because timber construction feels too "filmsy" (completely subjective). I want to be able to drill a hole anywhere on the wall to hang something if I'm spending all this money.

I am going to be a bit more pessimistic we are doing something very similar and our budget is £500k for reorganising the house which is a poorly extended dormer bungalow.

I think you'll be looking at 450/500 thousand also be aware that estimates are just that

Looking at your floor plan I am not sure if it is suitable for a loft conversion. I had my bungalow converted 14 years ago, but it was a straight forward conversion as it was a square shaped bungalow and it cost then approx. £60,000. I think you had better quardruple that at todays prices.
