Rented property - shattered tiles around fireplace

Hi,

I live in a 2 bed rented property, rented via a letting agency.
Landlord has always been great, have had minimal rent increases and all maintenance issues sorted very timely.
I add, I keep the house absolutely spotless and have had many inspections where they have complimented how well respected the house is.

Current issue is one of the original fireplaces in the dining room, when I moved in the inventory showed there was a crack along the bottom of all the tiles. As the years have passed this has deteriorated and one of the tiles has shattered completely.

I am in the process of renewing my tenancy at the moment so don't want to rock the boat.

What would be the best thing to do? take pictures and send to letting agency and agree to replace the tiling myself (but not with the original design of tiles) or ask if the landlord could replace as part of general wear and tear as the tiles were already cracked?

I would happily leave it, but I have DD4 who is quite accident prone at the moment and I can just envisage her tripping over and catching her hand on the broken shard of tile so want to avoid at all costs.

Any advice welcome :)

This may be a regional thing, but when I looked to get my fireplace changed and I wanted tiles no reputable company would do it. So I'd be wary of offering to sort it yourself

Is it a gas fire, or wood or coal/multi fuel stove?

If it's gas, it's basically cosmetic, but if it's the latter, it's a safety issue and the LL needs to fix it - you need to be very careful what is/is not in front of a wood/coal burning fire.

Yeah don't offer to do it yourself if it was already listed as cracked on the inventory. What's happened since is wear and tear.

It's a gas fire I believe, there isn't anywhere to put any logs if that makes sense? I have a wood/coal one in the living room so think I can understand the difference.

Just report it to the letting agent, sounds like wear and tear and the landlord should fix.

In the meantime, while you work on getting this sorted, could you put a small rug over the broken tiles to protect you and your child from getting cut?111
