To settle or wait for dream house?

I’m a single mum with 2 daughters and live in a 2 bed apartment. I’m currently in a position to be able to move but would have to compromise (2 bed, no off street parking).

if I wait a year or two I wouldn’t have to compromise and could buy my dream place but worried about how fast my kids grow up and we’re stuck in a flat.

would you move now and settle or wait for a few years and buy what I ACTUALLY want? For clarity I could still buy in the area I want close to my girls school and the 2 bed I’m looking at could eventually be converted to 3. But still not off street parking etc.

I'd wait at those ages, we gave ourselves the deadline of secondary school (as in settled prior to then and thus admissions time) to find the long term house.

I have two girls, 11 and 3, so I can understand why you'd consider moving now. But honestly, if it's a case of in a couple of years you can buy your dream/forever home, I'd wait. Saves having the hassle of moving twice in a relatively short time frame. And living somewhere with no off street parking can be a real pain. We had that in our previous house, and it was a narrow cul de sac where everyone had to park on the street, and it was a nightmare.

They don't need a room of their own room until tween/teen years imo

I’d wait, otherwise you are wasting money on stamp duty, or wasting your first time buyer benefits (not sure if you own your flat). But do be realistic when you do house hunt, all houses will have some compromise

For 2 years, I'd wait.
But id move in time to be in the new house for secondary applications - ie start of Y6.

I wouldn’t buy a house without parking now if I could get one with parking in a year.

Sorry I should have said it’ll be more like 2-3 years if I don’t move now.. don’t know if that changes anyone’s opinions..
